ROLE PURPOSE

You own the delivery of new physical sites. Once a location is shortlisted, you pressure-test whether it is actually buildable and turn it into a clear delivery plan: layout, site pack, access requirements, landlord approvals, utilities approach, permit path, scope of works, cost view and timeline. Once access is secured, you project manage everything needed to make the site real: utilities, contractors, deliveries of equipment and parts, temporary or permanent infrastructure, cost tracking, commissioning and handover. You will run several sites in parallel, keeping dates, owners, risks, blockers and spend under control until Operations can take over. This is an Ireland-based role, but with regular travel to new launch markets to set up local delivery relationships, get early sites moving, and make sure local owner’s reps, contractors and suppliers are working to the right standard. This role is the clear owner for the non-aircraft physical infrastructure path to launch. 

KEY RESPONSIBILITIES

  • Multi-site delivery ownership: Run multiple sites at once from shortlist through to handover, keeping each site moving through its stage gates. Maintain a clear view of what must happen next, what is blocking progress, what decisions are needed, and what the realistic launch date is. 
  • Site assessment, lease readiness and buildable plan: Do the detailed physical assessment of shortlisted sites and translate it into a buildable plan: practical layout, access constraints, landlord constraints, site sensitivity, utilities approach, permit path, scope of works, key risks, cost view and delivery timeline. Work with Commercial and Legal to make sure lease terms, landlord approvals, access rights, utility routes, restoration obligations and site plans support the actual physical build before anything is signed. 
  • Site layouts, site pack and handover: Produce and maintain practical site layout drawings and a single site pack that is used throughout delivery. Keep documentation controlled so Commercial, Legal, suppliers, landlords and internal teams are always working from the latest version. Hand over each site with the key information documented: drawings, photos, utility details, contractor contacts, warranties, what’s on site, known issues and maintenance responsibilities.  
  • Permitting, utilities and critical path management: Own the path through local approvals, power and comms. Identify required permits and inspections, coordinate with local authorities, utility providers and contractors, and track everything through to close. Treat power and comms as critical-path items: confirm available capacity, lead times, meter/transformer requirements, temporary options, customer-side scope, provider-side scope, inspection requirements and energisation dates. 
  • Infrastructure build and contractor delivery: Deliver the on-site works through contractors and suppliers: groundworks, electrical, comms, lighting, fencing, signage, security, container placement, temporary setup and physical site build. Source, brief and manage local contractors, suppliers, owner’s reps or delivery partners, especially in markets where Manna does not yet have a full local team on the ground. Produce clear scopes of work, compare quotes, challenge costs where needed, control change orders, check progress on site and validate completion. 
  • Logistics, storage and temporary infrastructure: Make sure the right units, equipment, tools, parts and spares arrive when needed for build, commissioning and launch. Coordinate deliveries, goods-in, storage, staging yards, tracking, swaps/returns and site allocation. Where permanent infrastructure will not be ready in time, define and manage practical temporary setups that allow early operations to proceed safely and sensibly, with a clear plan to transition to the final setup. 
  • Cost control, reporting and standardisation: Maintain a simple, accurate per-site cost view covering build spend, logistics spend, utility connection charges, contractor spend, temporary infrastructure, rent basics and key dates. Work with Finance to keep approvals and invoicing clean and timely. Improve the repeatable site approach: standard layouts, scopes, equipment lists, contractor briefs, cost templates, site packs and handover packs. For international sites, help define what should be shipped, sourced locally, stored locally or temporarily substituted so early launches do not become one-off projects.

EXPERIENCE AND REQUIREMENTS

  • Experience delivering physical sites where utilities, contractors and timelines are the biggest challenges, such as telecoms rollout, EV charging, retail/QSR rollout, light industrial fit-outs, logistics yards, outdoor infrastructure or containerised site setups. 
  • Track record of running multiple live projects in parallel with real dependencies and external parties. 
  • Experience dealing with landlords, site access, local authorities, utility providers, permits and contractors. 
  • Comfortable producing and controlling practical site layouts, CAD or equivalent, and turning them into instructions that contractors can build from. 
  • Experience owning vendor quotes, scopes, cost control and change control for site delivery. 
  • Comfortable travelling regularly to new launch markets to establish local contractors, owner’s reps, utility contacts, storage/goods-in arrangements and site delivery routines. 

SKILLS AND ATTRIBUTES 

  • 5+ years’ experience in project delivery, site rollout, infrastructure coordination, facilities delivery, construction coordination, utilities management or operational deployment environment
  • Experience managing multiple live sites, contractors, timelines, budgets, utilities and cross-functional stakeholders in fast-moving environments.
  • Proven ability to take projects from scoping through delivery, handover and operational readiness.
  • Able to walk a site, spot the issues that matter, and turn ambiguity into a clear scope, timeline, cost view and risk list. 
  • Strong contractor management: clear scopes, controlled change, quality checks, progress chasing and fast problem-solving. 
  • Strong utilities/logistics discipline: power, comms, lead times, handoffs, provider responsibilities, deliveries, goods-in, storage and site allocation. 
  • Good judgement under pressure, especially when balancing time, cost, quality, safety and long-term maintainability. 
  • Keeps tracking simple and current, communicates clearly, chases when needed, and keeps people aligned on what happens next, who owns it and when it is due. 
  • Full clean drivers licence  
  • Project Management experience

USEFUL BUT NOT ESSENTIAL 

  • Experience standardising repeatable site builds: templates, scopes, standard kit, site packs and handover packs. 
  • Experience delivering outdoor sites with safety constraints, public interfaces or regulated operations. 
  • Experience with EV charging infrastructure, telecoms compounds, containerised infrastructure, utility connections or similar.
