Senior Real Estate Portfolio Manager

TEAM The Corporate Real Estate and Corporate Real Estate and Workplace Services team offers the working environment and services that provide a concept of agile and empiricism to meet our company’s objectives; we strive to create a platform where our company and employees can grow and thrive together. To support the hybrid work approach in our company effectively, the Corporate Real Estate and Workplace Services team takes an assessment between the office usages and the business requirements as a trusted professional advisor from a real estate and facilities perspective. RESPONSIBILITIES:
  • Report to Global Head of Corporate Real Estate and Workplace Services (CREWS) directly to drive the real estate program for WbyT’s US/UK real estate portfolio.
  • Work with the internal stakeholders in the US/UK region and CREWSUS/UK team to build the real estate business case for internal approvals.
  • Update the occupancy data as well as lease data in the US/UK real estate portfolio and report to the Global Head on a weekly basis.
  • Effectively manage the real estate leases and related sublease contracts for the US/UK region directly working with the landlord and sublessee.
  • Lead and drive the real estate projects in the US/UK region on behalf of CREWS; coordinate the space programming directly working with each BU representative, ensure the quality of the project deliverables, and manage the projects within budget.
  • Collect and assess the commercial real estate market data in each geographic area of WbyT’s presence in the US/UK region and report to the Global Head on a quarterly basis.
  • Benchmark Real Estate OpEx and Project CapEx data in the US/UK region, assess and analyze the cost data against the market benchmark, and make recommendations to the Global Head.
  • Work with the Global Head to publish/update internal policies related to the real estate management process.
  • Work closely with the Construction & Design Consultant(s) to provide detailed input, requirements & expertise as it relates to Facilities Operations for all new Builds (i.e. layouts for shipping & receiving, break rooms & equipment, copy & supply areas, storage etc.) 
  • MINIMUM QUALIFICATIONS:
  • 12+ years of experience in Real Estate, Facilities, Construction, and Project Management.
  • Excellent communication and collaboration experience with multiple internal business functions.
  • Strong track records in lease transactions, real estate project management, space programming, and real estate financial analysis.
  • Hands-on experience in real estate portfolio management that has been managing more than 20 sites as an in-house Corporate Real Estate role.
  • Hands-on experience negotiating with and managing subcontractors, vendors, landlords, property managers, etc.
  • Strong comfort with a high-growth company, where everyone is encouraged to participate in and contribute across all teams.
  • Experience of working in multiple different time zones and matrix reporting structures in the organization. 
  • Bachelor’s degree in Real Estate, Operations, Finance, or related academic areas.
  • PREFERRED QUALIFICATIONS
  • Graduate degree in Real Estate, Operations, Finance, or MBA would be a plus.
  • Ability to manage and collaborate with cross-functional teams to deliver outcomes in the agile business environment.
  • Experience developing and managing real estate budgets.
  • Excellent financial, contract management, purchasing and leadership skills.
  • For positions based in Palo Alto, CA, the base pay for this position ranges from $140,000- $230,000 a year.

    Your base salary is one part of your total compensation. We offer a base salary, short term and long term incentives, and a comprehensive benefits package. The total compensation offered to an employee will be dependent upon the individual's skills, experience, qualifications, location, and level.
