Senior Maintenance Technician

Location: The Sr. Maintenance Technician will support Brilliant Corners' managed care homes including, but not limited to, Los Angeles County.

Salary: $35 - $37 per hour, non exempt

Organization Overview 

Founded in 2004, Brilliant Corners provides innovative housing and housing-related services to California’s most vulnerable individuals, with an emphasis on those transitioning from, or at risk of, homelessness or institutionalization. We develop, own, and manage multi-family supportive housing and licensed residential care homes. We implement a broad array of scattered-site, one-on-one supportive housing, and clinical case management programs through partnerships with developmental services, homeless services, veterans’ services, and health care sectors.

Department Summary 

The Supportive Housing Management department manages Brilliant Corners’ portfolio of owned real estate which provides housing and services to various vulnerable populations.  The largest part of the portfolio consists of single-family homes that house previously institutionalized people with developmental disabilities.  Other programs consist of multifamily or scattered site housing serving formerly homeless and/or developmentally disabled, individuals and families.  

 

Position Summary 

The Senior Maintenance Technician provides maintenance services to Brilliant Corners’ growing portfolio of single-family homes used as Care Homes for individuals with developmental disabilities and other housing models serving vulnerable populations. The Senior Maintenance Technician works directly with our Property Management Teams, tenants, partners, and vendors to ensure each property is maintained according to Brilliant Corners’ standards.  

 

Position Responsibilities 

  • Demonstrates flexibility in the approach to carrying out work orders with excellent problem-solving skills and customer service while embracing mission mindedness and a passion for maintaining housing for vulnerable populations. 
  • Perform skilled carpentry and maintenance activities such as HVAC, plumbing, appliance repair, electrical, painting, framing, demolition, and preventative maintenance tasks.  
  • Demonstrate proficiency in project management of larger capital improvement projects ensuring each is within budget and on time. 
  • Possess a clear understanding of applicable building codes specific to the residential care facility model (CBC R3.1) and is able to apply this knowledge in all project management and work order processing.  
  • Strong time-management skills for efficient scheduling, productivity, and attention to critical deadlines.  
  • Diagnose problems and determine the most cost-effective method of repairing items generated through work orders and escalate more complex repairs to the Regional Facilities Manager and/or designated vendor.  
  • Monitor the overall condition of the homes and landscaping and make recommendations for repair projects intended to enhance the property or to prolong the useful life of building systems, appliances, finish materials, etc.  
  • Respond to unscheduled emergency repair work providing either temporary or long-term repairs as the situation dictates.  
  • Monitor and report on potential life-safety hazards or concerns. Take appropriate safety precautions in the performance of all maintenance or renovation projects.  
  • Maintain status and details of work orders, inventory needs, reports (expenses, etc.), HR requirements, and timesheets in a timely manner.  
  • Perform light janitorial activities as needed to maintain the property and grounds.  
  • Follows federal, state, and local regulations pertaining to fire safety, life safety, ADA and accessibility, and related OSHA and building code requirements.  
  • Leads, mentors, and participates in the training of other Maintenance Technicians to ensure the department’s culture of collaboration and excellence is carried through all projects, partnerships/relationships, and work orders. 
  • Miscellaneous duties as assigned. 

Requirements

Knowledge, Skills, and Abilities 

  • Knowledge of general maintenance systems, processes and methods.  
  • Working knowledge of tools, appliances and devices.  
  • Understands Materials and Safety Data Sheet and can safely handle hazardous materials. Utilizes the appropriate PPE and follows safety precautions.  
  • Manual dexterity and problem-solving skills.  
  • High School Diploma or equivalent, Certificate in HVAC highly desirable.  
  • Basic carpentry and plumbing skills required.  
  • Careful attention to detail to avoid re-work.  
  • Strong time-management skills for efficient scheduling and optimum productivity.  
  • Ability to prioritize critical work related to the health and safety of our tenants.  
  • Ability to work independently and as a member of project teams.  
  • Proficiency in using a cell phone to receive email, texts, and calls. Proficiency in using software to complete workorders and reports.  
  • Valid California Driver’s License and good driving record.  

 

Language Skills: 

Ability to write business reports and applications. Adequate English language skills to troubleshoot a problem and proposed solution in person, over the phone, or in writing. Ability to effectively explain information and respond to questions from groups and individuals.  

 

Mathematical Skills: 

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, decimals, percentages and ratios. Ability to use mathematical skills to do project planning; to order correct amounts of supplies, create project budgets, and calculate labor time and charges.  

 

Reasoning Abilities: 

Ability to understand health and safety precautions, impact of noise and disturbance to tenants and neighbors, and when a job would be most efficiently contracted out. Ability to collect data, establish facts, and draw valid conclusions. Ability to interpret technical instructions in mathematical, diagram, and written form.

Certificates, Licenses, and Registration 

A valid, clean CA driver’s license and a personal insured vehicle are required.  

 

Travel required:  

Travel throughout neighboring Counties with approximately 90% of the time spent in the field  

 

Physical Requirements 

Candidates should have physical mobility for tasks such as standing, bending, stooping, kneeling, crouching, reaching, twisting, and walking on uneven surfaces. Physical ability to manipulate hands, fingers, and wrists to handle, feel, grasp, or operate hand/power tools, parts, controls, and equipment.  They should be capable of performing stationary tasks like sitting for up to 6 to 8 hours a day. Additionally, candidates should be able to lift, carry, push, pull light to moderate weights up to 50 pounds safely. Any weight over 50 (Fifty) pounds requires assistance from another employee or dolly. Mental acuity for analytical reasoning and document interpretation. Hazards – Exposure to traffic, dust, dirt, heights, noise, fumes, from oil, gas, paint, power tools and cleaning solvents with proper use of Personal Protective Equipment (PPE).  

 

Salary range for this position is $35 - $37 hourly. This position is being offered at $35 - $37 hourly.
