Core Responsibilities (EA Base)
- Coordinate and oversee the escrow process from start to finish, ensuring compliance with real estate contracts, lender instructions, and title requirements.
- Prepare accurate closing documents, including Closing Disclosures, HUD-1 Settlement Statements, and other transaction paperwork with proper prorations and adjustments.
- Review title commitments and reports, resolve title defects, and satisfy existing liens or encumbrances to ensure a clear title for closing.
- Serve as the primary point of contact for buyers, sellers, lenders, real estate agents, and attorneys throughout the closing process.
- Manage the disbursement of funds, including escrow payments, loan proceeds, and payoffs according to escrow instructions and lender approval.
- Ensure all transactions adhere to state and federal real estate laws, regulations, and company policies.
- Deliver exceptional support to all parties involved, explaining procedures and ensuring a smooth closing experience.
- Maintain accurate records of all communications, documents, and transactions for post-closing review and auditing.
Requirements
- 1-3 years of experience as an escrow closer, title closer, or in a similar role within the real estate or title industry.
- Strong understanding of real estate transactions, title insurance, escrow principles, and closing procedures.
- Excellent attention to detail and organizational skills with ability to handle multiple transactions simultaneously.
- Proficiency with Microsoft Office suite and experience with title/escrow software.
- Strong verbal and written communication skills for interacting with all transaction parties.
- Knowledge of local Colorado real estate laws and regulations.
- High school diploma required; associate or bachelor's degree in a related field preferred.
- Notary Public certification and/or title insurance producer license preferred.
