Project Manager, Commercial Interior Systems

Most project managers coordinate. This role is for someone who builds. Our client is a specialty subcontracting firm with deep roots in commercial interior and exterior systems — metal stud framing, drywall, EIFS, plaster, theming, acoustical ceilings, fireproofing, and painting — executing complex, high-stakes projects for some of the most recognized general contractors in the country. They work across healthcare, hospitality, retail, education, and entertainment, and they're known for thriving on the projects others find too complicated. This is a team that came up through the trades, thinks in production rates, and holds itself to a standard that has earned repeat business from the industry's top builders. What You'll Own

  • Manage commercial self-perform projects from pre-construction through completion across metal stud framing, drywall, exterior finishes, theming, and painting scopes
  • Direct internal field crews of 20–100+ workers, maintaining production rates, crew sizing, and daily output accountability
  • Build and manage detailed budgets grounded in labor hours, install rates, and sequencing — not subcontractor quotes
  • Drive project schedules with an eye toward field production, not just milestone tracking
  • Interface directly with general contractor project teams, maintaining the communication and credibility that comes from actually knowing the work
  • Identify value engineering and efficiency opportunities early in the project lifecycle, before they become problems in the field
  • Track labor and material costs in real time, flagging variance and adjusting execution accordingly
  • Lead coordination across BIM, prefabrication, QA/QC, and safety in alignment with company standards

Requirements

  • A career path that started in the field — framer, drywaller, carpenter, or comparable trade — and progressed through foreman and/or superintendent to PM
  • Direct experience managing self-perform interior systems crews; candidates whose background is limited to subcontractor coordination will not be considered
  • Fluency in production-based thinking: you talk in LF of framing, SF of board hung and finished, crew output per day — not just schedule and budget summaries
  • Demonstrated experience on commercial projects in healthcare, hospitality, retail, or comparable sectors; $2M+ self-perform scopes preferred
  • Comfort working in a fast-moving, field-driven environment where decisions get made and things get built
  • Proficiency with standard project management tools; familiarity with QuickBooks RST and Plexus is a plus
  • Willingness to work in the Greater Las Vegas area; relocation is the candidate's responsibility
