They are transforming property management, lease administration, and financial reporting workflows, helping clients reduce manual work, eliminate errors, and increase operational efficiency.
Role Overview
The Product QA Specialist ensures the accuracy, reliability, and real-world usability of an AI-driven commercial real estate (CRE) platform. This role bridges quality assurance, product development, and CRE operations. You will validate automated workflows across property types, lease structures, and financial scenarios, ensuring error-free outcomes for CRE professionals.
The ideal candidate combines strong QA expertise with deep CRE domain knowledge, translating operational nuances into structured test cases and acceptance criteria. You thrive in fast-paced environments, are detail-oriented, and can communicate complex workflows to technical teams clearly.

- Validate lease data, financial calculations, and operational processes for accuracy and reliability.
- Provide actionable QA feedback to product and engineering teams in real business context.
- Safeguard platform trust and adoption by maintaining high data integrity and compliance standards.
- Support continuous improvement of testing processes, documentation, and customer-focused workflows.
Core Responsibilities
Domain-Specific Testing & Validation – 35%
- Validate accuracy of lease abstractions, rent rolls, tenant records, operating expenses, and property financials.
- Test automated workflows including lease administration, CAM reconciliation, tenant billing, renewals, and lease expiration tracking.
- Ensure correct handling of CRE terminology, lease types (NNN, gross), CPI adjustments, TI allowances, and financial calculations (NOI, occupancy rates, IRR, cash-on-cash).
Quality Assurance & Testing – 35%
- Develop test plans based on real-world CRE scenarios (multi-tenant, mixed-use, portfolios).
- Create and maintain test cases for enterprise and mid-market CRE customers.
- Execute manual and automated tests across web and mobile environments.
- Perform regression testing to ensure platform updates do not disrupt critical workflows.
- Participate in UAT with real estate professionals, validating workflows against operational expectations.
Data Integrity & Compliance – 15%
- Validate data migrations from legacy property management systems.
- Test compliance with real estate accounting standards (ASC 842).
- Verify audit trails for high-impact actions and sensitive tenant data.
Cross-Functional Collaboration – 10%
- Partner with Product and Engineering to translate business requirements into testable criteria.
- Work with beta customers to understand portfolio structures and workflow nuances.
- Document defects with clear CRE context and terminology.
Process Improvement & Documentation – 5%
- Maintain a library of CRE-specific test scenarios.
- Produce detailed bug reports highlighting business impact and operational risk.
- Maintain QA documentation including test plans, cases, and CRE best practices.
Requirements
Must-Haves (Required)
- 3–5+ years in commercial real estate operations (property management, lease administration, or asset management).
- Strong knowledge of CRE terminology, lease structures, and financial concepts.
- Hands-on experience with property management systems (Yardi, MRI, RealPage, or similar).
- 3+ years of QA experience supporting B2B SaaS or enterprise software.
- Experience with test case management tools (Jira, TestRail, Zephyr).
- Basic SQL for data validation.
- Strong analytical and communication skills; able to translate CRE workflows into testable criteria.
- Ability to thrive in fast-paced, ambiguous environments.
Nice-to-Haves (Preferred)
- CPM or RPA certification.
- Experience with lease accounting under ASC 842 or IFRS 16.
- Familiarity with BI tools (Tableau, Power BI) for validating reporting outputs.
- Experience testing AI/ML-powered features.
- Background in asset management or institutional real estate environments.
- Exposure to automation frameworks (Selenium, Cypress).
