Pavago is hiring a Pre-Construction Manager to support one of our U.S.-based construction clients. In this role, you will be involved in the earliest phases of project development, working on takeoffs, bid analysis, subcontractor outreach, and cost forecasting. You’ll support planning and budgeting activities using a mix of historical data and current market trends. This role is ideal for someone who is analytical, detail-oriented, and eager to grow in a dynamic construction environment.

Responsibilities:

• Project Planning: Perform takeoffs of conceptual projects and pre-construction plans. Evaluate conceptual plans and create initial project budgets. Compare initial project budgets to active and historic project budgets. Update initial project budgets as plans are developed and revised. Visit job sites and proposed sites as required to perform estimates and gather cost data. Conduct cost feasibility studies on different building types, materials, etc. Research new building systems and materials for future projects. Develop new vendors, suppliers, subcontractor relationships. Provide consolidated construction cost and unit turn projections for all planned projects.
• Cost Control: Plan, organize, and control construction estimating activities. Provide estimates as necessary for the Project Manager to buy-out and negotiate all subcontracts and purchase orders. Evaluate plan revisions, field changes, and proposed change orders and report the impact on the overall construction budget to the Project Manager. Prepare project budget comparison reports. Perform market research and cost analyses as needed. Check Subcontractors’ bids and estimates as needed to ensure accuracy. Perform project specific take off estimates as requested. Prepare reports and analysis pertinent to estimating activities as requested. 
• Project Administration: Prepare, coordinate, review, and distribute estimates in accordance with Cardiff Construction policies and procedures. Maintain all estimating documents and records. Document Architectural, Structural, and Consultant reviews of plans, including peer reviews. Review plans and document code, cost, constructability, etc. concerns.

You have a strong foundation in construction or engineering, proficiency in tools like Bluebeam and Excel, and a sharp analytical eye for takeoffs, budgeting, and cost analysis. You’re experienced in interpreting architectural and structural plans, identifying cost impacts, and supporting early-phase project planning with solid data and market research.You're organized, proactive, and eager to grow in a fast-paced construction environment.

Required Experience & Skills

• College degree in Building/Construction Science or Engineering.
• Strong proficiency in Bluebeam.
• Experience with construction estimating software.
• Excellent analytical, quantitative, and problem-solving skills
• Exceptional verbal and written communication skills
• Experience with Procore, Building Connected, and DocuSign is a Plus 

What Does a Typical Day Look Like?

Your day will start by reviewing new projects and preparing takeoffs or cost updates based on the latest design revisions. You’ll collaborate with the Project Manager to support buy-outs, review subcontractor bids, and manage estimating documentation. You may conduct feasibility studies, visit job sites for data collection, or research new materials and cost trends. Throughout the day, you’ll be producing reports, refining project budgets, and ensuring that your work aligns with the larger construction planning timeline.
