Maintenance Manager
TLDR
Lead a team to ensure the performance and reliability of facility and operational systems in a fast-paced, high-volume environment, emphasizing total productive maintenance.
Plan and oversee preventive and corrective maintenance for HVAC, plumbing, electrical, structural, and climate control systems across the facility.
Maintain warehouse infrastructure, including pallet racking, storage systems, docks, and material handling equipment.
Lead maintenance and troubleshooting for dry cleaning, laundry, garment finishing, and steam tunnel equipment.
Manage automated conveyance systems, including sorters, diverters, overhead garment systems, and controls integration.
Coordinate maintenance activities with landlords, OEMs, contractors, IT teams, and third-party service providers.
Ensure compliance with OSHA, EPA, NFPA, environmental, and local safety regulations, including LOTO, PPE, confined space, and hot work requirements.
Champion TPM and continuous improvement initiatives, including OEE tracking, 5S, Kaizen, RCA, and preventive maintenance optimization.
Analyze downtime and equipment performance data to improve reliability and support capital planning decisions.
Recruit, develop, schedule, and manage multi-skilled maintenance technicians across shifts.
Oversee maintenance budgets, CMMS/work order systems, asset history, spare parts inventory, and vendor management.
Partner cross-functionally with Operations, Engineering, Safety, Finance, and IT to align maintenance priorities with business goals.
5–7+ years of progressive maintenance experience in a high-volume warehouse, distribution center, or manufacturing environment.
3+ years in a supervisory or management role overseeing a multi-trade maintenance team.
Hands-on expertise in building mechanical systems, industrial equipment, automated material handling/conveyance systems, and garment care or dry-cleaning equipment.
Strong background implementing TPM and continuous improvement initiatives, including 5S, Kaizen, RCA, and PDCA methodologies.
Knowledgeable in CMMS platforms, OSHA and NFPA regulations, environmental compliance, and Industry 4.0 technologies such as predictive maintenance and IoT-based monitoring.
TPM Practitioner or Six Sigma Green/Black Belt certified preferred.
Excellent problem-solving, root cause analysis, and prioritization skills, with a customer-focused mindset in fast-paced, high-volume operations.
