THE ROLE
To support the Legal Manager in ensuring the legal integrity of property listings and sales transactions. The role is responsible for conducting thorough pre-due diligence on listings from our portals, supporting the sales team with legal documentation, coordinating with notaries, and ensuring seamless handovers until closing. Your work will help protect the company, our clients, and ensure smooth transactions.
What You Will Be Doing
Pre-Due Diligence
Conduct pre-due diligence for all new listings uploaded on FazWaz portals to ensure accuracy and compliance.
Review legal documents including land titles, ownership certificates, zoning, and permits (PBG, IMB, etc.).
Identify red flags or missing documents and coordinate with agents/developers to resolve them.
2. Transaction Support
Conduct pre-due diligence for all sales before LOI and PSA signing.
Liaise with notaries to review SBAs, LOIs, and PSAs.
Assist the sales team in drafting and finalizing LOIs for clients.
Ensure all contracts and agreements are in line with Indonesian property law.
3. Closing & Handover
Attend notary meetings when required to oversee transactions.
Ensure proper handover of legal documents to buyers and sellers.
Follow up with clients and notaries to guarantee smooth closing.
4. Compliance & Reporting
Ensure that all transactions comply with local laws and regulations.
Coordinate with the finance team to confirm invoices are issued correctly and payments are tracked.
Maintain organized legal files for all properties and sales.
