Please note, job responsibilities may change from time to time based on business need.   As Leasing Consultant, you will be primarily responsible for the sales, leasing, marketing and customer experience of an assigned community. You will also provide support to the Property Manager in the daily operations of the property, managing resident and applicant accounts, maintaining policy and procedure and improving the value of the community through various on-going responsibilities. The ideal candidate is organized, sales and detail-oriented, has a positive attitude and enjoys interacting with people.   Leasing and Marketing:
  • Greet prospects and perform tours & showings of community.
  • Immediately record all telephone and in-person visits on appropriate reports.
  • Inspect model and available “market ready”, communicate related service needs to Property Manager.
  • Demonstrate community and apartment/model and apply product knowledge to clients’ needs by communicating the features and benefits; close the sale.
  • Have prospect complete application and secure deposit in accordance with the company procedure sand Fair Housing requirements.
  • Update availability report, process applications for approvals.(i.e., credit check, rental history, etc.) Submit processed applications to the Property Manager for approval. Follow up with applicants regarding status.
  • Ensure apartment is ready for residents to move-in on agreed date.
  • Perform follow-upon prospects that did not close and attempt to close sale again.
  • Secure new resident signature(s) on appropriate paperwork prior to move-in. Orient new residents to community.
  • Assist in monitoring renewals. Distribute and follow-upon renewal notices.
  • Monitor marketing, specials, & advertising effectiveness. Conduct market surveys and shop competitive communities.
  • Participate in outreach marketing activities on a regular basis to obtain prospective residents.
  • Advise residents of referral concessions (if permitted).
  • Assist in placing, removing/updating banners, balloons, bandit signs, flags, etc.
  • Distribute newsletters, pamphlets, flyers, etc.
  • Work closely with the Property Manager to create and establish campaigns, events, materials, etc.
  • Administrative:
  • Accept and process rental payments and assist the Property Manager with rent collections.
  • Generate lease and complete appropriate paperwork and input information in Renty accurately and on a timely basis. Review with the Property Manager prior to obtaining signatures.
  • Maintain current resident accounts on a non going basis and complete audits to ensure accurate information.
  • Maintain and record daily inspections for the community.
  • Distribute company or community-issued notices.
  • Maintain accurate monthly records on leases and renewals.
  • Assist management team with other various tasks as required.
  • Consistently implement policies of the community and stay up-to-date on marketing/sales tactics and the leasing process.
  • Represent the company in a professional manner at all the times.
  • Resident Retention:
  • Receive telephone calls and in-person visits. Listen to resident requests, concerns and comments.
  • Answer questions for residents about community, service request, rent, policies & procedures, etc. Follow up on a timely basis if unable to respond to residents on all matters.
  • Maintain open communication with Property Manager and Facilities Manager.
  • Contribute to cleanliness and curb appeal of the community on continuing basis.
  • Plan resident events. Attend events and participate as host for any events as directed by the Property Manager.
  • Essential Job Functions:
  • Required to have an Illinois Residential Leasing Agent License or willingness to obtain one within 120 days
  • Demonstrate a consistently professional and courteous attitude when engaging with residents, prospects, and team members.
  • Contribute to cleanliness and curb appeal of the community on continuing basis.
  • Demonstrate an ability to support and contribute to community team.
  • Demonstrate strong oral and written communication skills.
  • Operate telephone, work computer/keyboard, Microsoft Office including Word and MS Outlook, community software
  • Must possess a positive attitude and the ability to smile under all circumstances.
  • Participate in training in order to comply with new or existing laws.
  • Ability to work a flexible schedule, including evenings and weekends, if applicable.
  • Ability to participate in after-hours on-call responsibilities.
  • Experience in previous relevant customer service.
  • Comply with expectations as demonstrated in the employee handbook.
  • Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem.
  • The estimated salary for this role is $20 per hour plus commissions.
