About Wunderflats Plus

Wunderflats Plus is our end-to-end property management and operations business unit: In Berlin, operations are run fully in-house. In other cities, services are delivered via partners, vendors, and operators. This business unit manages the entire lifecycle of apartment preparation, handover, furnishing, maintenance coordination, tenant communication, occupancy management, and landlord satisfaction. Today, it generates €0.5M–€1M in annual revenue, with clear potential to 10× this number through growth in Berlin and expansion to new German and European cities.

This unit is strategically critical: It brings unique, exclusive supply to Wunderflats. It allows us to deeply understand landlords’ real operational needs. It creates differentiation in the marketplace and scaling opportunities across Europe.

As Head of Wunderflats Plus (f/w/d), you will be the P&L owner and business leader for our entire property management and operations division. You will run an operations-heavy, customer-centric business: part field operations, part real estate operations, part service quality, and part commercial scaling. You will lead a team of 7 direct reports plus freelancers and partner operators, ensuring exceptional quality for landlords and tenants — while building the operational engine that allows Wunderflats Plus to scale rapidly and reliably. This is a role for an ambitious, decisive operator who thrives in complexity, solves problems quickly, and builds structure without losing speed.

YOUR MISSION

Business Leadership & P&L Ownership

  • Fully own the P&L of Wunderflats Plus: revenue, cost structure, margins, and financial performance.
  • Build and execute a growth plan that can scale the business unit by 10× over the next years.
  • Identify and lead expansion opportunities (new cities, new partners, franchising-style models, roll-ups).

Operational Excellence & Field Operations

  • Oversee daily operations of property management in Berlin and partner-led operations in other cities.
  • Ensure high-quality execution of apartment onboarding, furnishing, maintenance coordination, tenant support, and handovers.
  • Build scalable operational processes and SOPs to guarantee consistency and efficiency.

Team Leadership

  • Lead a team of 7 Operations Managers & Coordinators, plus freelancers and partner operators.
  • Build a culture of ownership, empowerment, and high accountability.
  • Coach, mentor, and develop team members while maintaining high performance standards.

Real Estate Operations Expertise

  • Use your operational and property management background to improve processes end-to-end.
  • Bring structure to leasing operations, field coordination, tenant management, and maintenance workflows.
  • Ensure compliance with local regulations and operational safety.

Customer & Partner Excellence

  • Guarantee high satisfaction for both landlords and tenants (NPS, response time, occupancy targets).
  • Act as escalation point for complex issues and crises — solving problems quickly, calmly, and decisively.
  • Build long-term relationships with partners, contractors, and service providers.

Cross-Functional Collaboration

  • Work closely with Product, BizOps, Sales, and Booking teams.
  • Translate operations insights into product improvements and new service solutions.
  • Ensure seamless collaboration with Sales for landlord acquisition and Booking for occupancy performance.

Technology, Tools & Process Innovation

  • Leverage tools and automation to streamline processes and reduce operational complexity.
  • Actively contribute to shaping the internal tools required to scale Wunderflats Plus.

 

YOUR PROFILE

Must-Haves

  • Proven leadership experience in property management, serviced apartments, hotels, operators, or facility management.
  • Strong background in field operations, real estate operations, and service delivery.
  • Experience managing teams in operational, customer-facing, or service-heavy environments.
  • Demonstrated track record of operational improvements, efficiency gains, or scaling processes.
  • Hands-on leadership style: able to dive into operations when needed, but also step back to drive strategy.
  • Fluent English; German strongly preferred but can be traded off for an exceptional profile.
  • Based in Berlin and able to work onsite.
Nice-to-Haves
  • Experience with multiple-city operations or multi-location scaling.
  • Experience managing contractors, partners, or external vendors.
  • Familiarity with P&L ownership, cost optimization, or business unit leadership.
