Head Of Commercial And Technical Delivery

We are a UK-based construction and property development group delivering high-quality residential and mixed-use schemes. With a strong pipeline of projects, we are seeking a senior leader to drive both commercial control and technical coordination across multiple developments.

The Role

As Head of Commercial and Technical Delivery, you will take ownership of project budgets, scopes, compliance, and buildability. This is a hands-on leadership role for someone who combines commercial acumen with deep technical expertise in UK construction methods. You will ensure that design intent is translated into clear, buildable scopes of work and commercially viable solutions, while maintaining rigorous cost control and compliance with UK Building Regulations.

Key Responsibilities

Commercial Management

• Prepare and manage project budgets and cost plans
• Review subcontractor packages and pricing
• Prepare and manage valuations and variations
• Maintain cost reports and cashflow input for finance
• Identify and implement value engineering opportunities

Technical & Scope Development

• Interpret architectural, structural, and M&E drawings
• Develop detailed scopes of work and method statements for site teams
• Ensure scopes align with UK construction standards and best practice
• Resolve design gaps and technical queries

Design, Compliance & Coordination

• Liaise with architects, engineers, and Building Control
• Ensure technical solutions are compliant with UK Building Regulations
• Coordinate M&E systems integration and buildability
• Support fire, acoustic, and thermal compliance strategies

Construction & Delivery Support

• Provide technical guidance to site managers
• Support sequencing and construction methodology
• Review quality and technical compliance on site
• Assist in problem-solving during delivery

Required Experience & Profile

• Senior-level experience as a QS, Commercial Manager, or Technical Manager
• Strong background in UK construction (residential preferred)
• Excellent drawing interpretation skills
• Solid understanding of structural systems and M&E coordination
• Proven experience producing scopes of work and technical packages
• Comfortable engaging with Building Control and consultants
• Commercially astute with a practical, buildable mindset
