Objective:

Lead the launch and growth of a new Overhead Door & Dock Leveler division within Leo Facilities Maintenance. This individual will lead a ground-up build of this new capability in our organization - hiring a team, standing up operations, driving strategy, developing customer relationships, and delivering profitability within 18 months.

Overview:

We are establishing a new business line focused on overhead door and dock leveler installation, repair, and maintenance. The Director / Senior Manager will be responsible for strategy, operations, and growth of this new service line. The leader will leverage existing company infrastructure (finance, HR, dispatch, CRM, etc.) and a robust customer base while building a new operational capability.  This is a hands-on leadership role for a proven operator who knows the trade, understands the customer base, and can recruit, lead, and inspire a skilled team.

Key Responsibilities:

  • Build and lead the new Overhead Door & Dock Leveler division from inception to profitability.
  • Hire, train, and manage account/service coordinators and support staff, as well as technicians and field managers (employees or vendors).
  • Establish vendor relationships, equipment sourcing, and standard operating procedures.
  • Drive business development through existing relationships, targeted outreach, cross-sell/up-sell of company customer base, and partnerships.
  • Ensure operational excellence, safety, quality, and compliance across all projects.
  • Manage financial performance to achieve a positive ROI within 18 months.
  • Collaborate with leadership to integrate systems into existing company operations.

Ideal Background:

  • 10+ years in facility maintenance, commercial door, or dock leveler operations.
  • Proven experience launching or scaling a service division or branch P&L.
  • Strong trade and technical understanding of overhead doors, dock equipment, and related hardware.
  • Network of service coordinators, technicians, foremen, and/or customers.
  • Demonstrated ability to hire, manage, and develop teams.
  • Customer-focused mindset with experience serving multi-site commercial or industrial accounts.

Regional general managers, service directors, or operations managers with strong networks. Entrepreneurial trade leaders who have successfully built or scaled service divisions and want a platform with capital and infrastructure to grow.
