Oversee all facets of retail real estate accounting and ensure accurate financial reporting and rent management while collaborating with tenants and achieving strategic financial goals.

The Director, Property Accounting will be responsible for overseeing all facets of retail real estate accounting within Caruso.  This role requires the capacity to work independently while also collaborating seamlessly within a team environment. The position entails comprehensive leadership in property accounting, ensuring accurate financial reporting, meticulous rent management, and effective collaboration with tenants and affiliated companies. The person will play a key role in maintaining financial integrity and compliance while contributing to the strategic financial goals of the organization. ESSENTIAL FUNCTIONS
  • Prepare and review financial statements for multiple properties
  • Manage month-end and year-end closing functions
  • Prepare budgets, forecasts, and variance analysis
  • Prepare and review CAM (Common Area Maintenance) reconciliations, estimations, budgets and forecasts
  • Maintain support for property balance sheet and income statement accounts for assigned properties
  • Work independently when required, while seamlessly integrating into a collaborative team environment
  • Generate CPI or fixed rent increase letters and rent commencement letters
  • Review monthly sales reports and calculate/bill percentage rent
  • Enter and maintain tenant data in accounting and budgeting/forecasting systems
  • Interface with tenants to address collections and billing issues
  • Review and enter A/R adjustments and miscellaneous invoicing
  • MINIMUM REQUIRED QUALIFICATIONS
  • Proficiency in accounting software and financial management systems
  • Advanced knowledge of MS Excel and other relevant software tools
  • Familiarity with CAM (Common Area Maintenance) reconciliation processes
  • Strong understanding of real estate accounting principles
  • Excellent verbal and written communication skills
  • Strong analytical and problem-solving skills
  • Ability to communicate complex financial information to diverse stakeholders
  • Exceptional attention to detail and accuracy in financial reporting
  • Minimum of 7 years of experience in accounting, finance or related field

    Salary
    $100,000 – $135,000 per year
