The Opportunity:

The Development Manager will take charge of several simultaneous projects representing roughly 60,000 square feet of new retail and residential construction, alongside an architecturally distinguished restaurant development in Big Sur.

Core Responsibilities:

Entitlements & Planning

  • Build and sustain ongoing relationships with planning authorities, including regular bi-weekly sessions with planning leadership
  • Manage the complex dual-jurisdiction approval requirements inherent to coastal development work
  • Guide projects through intricate planning approval channels involving Monterey County, the City of Carmel, and the California Coastal Commission

Budget & Timeline Oversight

  • Track expenditures proactively to avoid cost overruns and maintain financial accountability
  • Create precise project budgets and construction timelines from project launch through final delivery
  • Set realistic schedule expectations and communicate them effectively to all parties

Stakeholder Management

  • Work in close partnership with the on-site Director responsible for construction operations
  • Act as the central point of contact between executive leadership and external professionals such as architects, general contractors, and planning advisors
  • Engage with community members and local partners as needed

Communication & Documentation

  • Keep thorough records of project status, obstacles, and key achievements
  • Prepare detailed weekly written updates organized by individual project
  • Present regular briefings to internationally based senior executives

Strategic Contributions

  • Provide insights on local market conditions and planning viability assessments
  • Support the evaluation of prospective investment and development opportunities

Requirements

Must-Have Qualifications:

  • Hands-on experience navigating California Coastal Commission processes
  • Bachelor's degree in urban planning, real estate, construction management, or a comparable discipline
  • At least 5 years in a senior development management capacity within real estate
  • Familiarity with planning jurisdictions in Monterey County, Big Sur, Pebble Beach, or the broader Central Coast region
  • Track record of successfully managing mixed-use commercial and residential projects from entitlement through construction phases
  • Demonstrated ability to deliver accurate budgets and control project costs effectively
  • Comprehensive understanding of California's planning and entitlement frameworks
  • Capacity to operate autonomously while keeping leadership consistently informed
  • Strong written communication abilities, particularly in producing thorough project documentation

Desired Qualifications:

  • Background working on high-end or architecturally notable developments
  • Active membership in industry associations such as ULI, NAIOP, or equivalent organizations
  • A decade or more of experience in real estate development
  • Pre-existing connections with area contractors, consultants, and planning officials
