Commercial Roofing & Sheet Metal Project Manager

We are seeking an experienced Commercial Roofing Project Manager to oversee TPO roofing and architectural sheet metal projects throughout the Des Moines market. This role is ideal for a construction professional with experience working for mid-sized commercial roofing contractors (25–150 employees) who understands the operational demands of managing multiple roofing crews, tight schedules, and high-quality installation standards.

The Project Manager will lead projects from contract award through closeout, ensuring safety, production efficiency, cost control, and client satisfaction across commercial roofing and metal scope projects.

Key Responsibilities

• Manage commercial TPO roofing systems and architectural sheet metal installations from preconstruction through completion
• Oversee project scheduling, manpower planning, and material procurement
• Coordinate roofing crews, sheet metal teams, subcontractors, and suppliers
• Review project drawings, specifications, and manufacturer requirements
• Ensure compliance with manufacturer installation standards (Carlisle, Firestone, GAF, etc.)
• Track job costs, labor productivity, material usage, and overall project profitability
• Manage change orders, RFIs, submittals, and contract documentation
• Conduct site visits to monitor safety, quality control, and production
• Maintain proactive communication with building owners, general contractors, and internal teams
• Lead project closeout, punch list completion, and warranty documentation

Requirements

• 5+ years of experience in commercial roofing project management
• Proven experience with TPO roofing systems and low-slope commercial roofing
• Experience coordinating or managing architectural sheet metal (coping, fascia, flashing, custom metal fabrication)
• Background working for a commercial roofing contractor
• Strong understanding of roofing assemblies, insulation systems, and waterproofing principles
• Ability to read and interpret roofing plans, details, and specifications
• Experience with project management and estimating software
• Strong organizational, scheduling, and cost-control skills
• Excellent communication and client-facing abilities

Preferred Qualifications

• Manufacturer certifications (Carlisle, GAF, Firestone, Johns Manville, etc.)
• OSHA certification
• Experience managing multiple concurrent commercial roofing projects
• Local Iowa commercial construction experience
