The commercial division focuses on securing and executing large-scale projects with general contractors, developers, and municipalities. Growth depends on proactively sourcing opportunities, estimating accurately, and building long-term contractor relationships.

About the Role

This role exists to build and grow the commercial sales pipeline.

You will identify opportunities, perform takeoffs, follow up on bids, and build relationships with contractors and developers.

This is not a passive inbound estimator role. We are looking for someone who is comfortable prospecting, estimating, and consistently following up to convert opportunities into awarded projects.

You are the front end of commercial growth.

What You’ll Do

Commercial Prospecting & Relationship Building

• Conduct outbound outreach to general contractors, developers, property managers, and municipal buyers
• Build and maintain a database of commercial buyers and decision-makers
• Follow up consistently on proposals and bid submissions
• Develop long-term contractor relationships

Bid Discovery & Opportunity Sourcing

• Source commercial bid opportunities daily through bid platforms and procurement portals
• Monitor GC plan rooms and opportunity boards
• Qualify opportunities based on scope, geography, and feasibility

Blueprint Review & Estimating Support

• Review architectural and civil drawings
• Perform takeoffs for fencing, gates, railings, and materials
• Prepare rough project estimates using PlanSwift, Bluebeam, or Excel-based tools
• Deliver structured estimate data to leadership for pricing decisions

Pipeline Tracking & Follow-Up

• Track bid status: submitted, pending, awarded, or lost
• Schedule consistent follow-ups with contractors and procurement contacts
• Maintain CRM updates with notes and next steps

What You Bring

Required Experience

• Strong English communication skills (spoken and written)
• 3+ years of experience in business development, commercial estimating, or related construction roles
• Experience working with commercial bids or takeoffs
• Ability to read architectural and civil blueprints
• Experience with PlanSwift or similar takeoff tools
• Comfort conducting cold outreach and consistent follow-ups
• Availability to overlap with U.S. business hours

Nice-to-Have (Strong Plus)

• Experience in fencing, steel, railings, or sitework trades
• Experience working with U.S.-based contractors or projects
• CRM experience (HubSpot, Salesforce, Zoho, PipeDrive)
• Experience with procurement portals or GC plan rooms
