Job Summary We’re seeking a polished, experienced Chief Engineer who will lead the engineering operations with a strong focus on service and professionalism. This role requires managing a skilled onsite team and ensuring the building consistently reflects the high standards expected by residents and board members alike. You’ll play a key role in maintaining the integrity and elegance of The Metropolitan while fostering a positive team culture and clear communication. Compensation:  up to $130k depending upon experience, plus annual bonus. Sign-on Bonus of $2,500 Schedule: Monday - Friday 8:00 -5:00 pm – available for after-hour calls, emergencies What You’ll Do (Job Duties) Lead and support the onsite engineering and maintenance team, including hiring, training, and ongoing performance development Manage, maintain, and repair all building systems such as HVAC, mechanical, electrical, plumbing, fire safety, and emergency equipment Oversee and coordinate vendor services and schedules, ensuring adherence to high performance and quality standards Conduct regular inspections of all common areas, documenting findings and ensuring timely follow-up Develop and manage comprehensive preventative maintenance programs and maintain accurate work order logs Assist in preparing RFPs, analyzing bids, and supporting the oversight of capital improvement projects Ensure full compliance with safety regulations, secure necessary permits, and coordinate all required equipment inspections Respond promptly and professionally to emergencies and resident maintenance inquiries, resolving issues efficiently Maintain inventory of tools, equipment, and supplies to support seamless operations Maintain readiness for emergency response involving flood, fire, power outages, earthquakes, and other critical incidents Participate in budget planning processes and monitor maintenance expenditures to align with financial goals We welcome out -of -state applicants! Qualifications / Requirements A minimum of 7 years of building engineering experience, preferably in residential property management At least 3 years of direct supervision experience managing onsite maintenance and engineering teams A minimum of 3 years of experience working in a high-rise building environment is required Experience in high-end luxury properties or hospitality settings is highly preferred Proficient in mechanical diagnostics, repair, and building control systems Strong organizational, communication, and vendor management skills Proficient in Microsoft Office (Outlook, Word, Excel) and internet applications Ability to interpret instructions, define problems, and implement effective solutions Commitment to upholding company values by fostering a positive and professional work environment Dedication to exceptional customer service and supporting team members as needed Demonstrate integrity, loyalty, and a continuous improvement mindset Availability to respond to emergencies 24/7 and live within close proximity to the property Certifications/Licenses Required High school diploma or equivalent; college degree preferred HVAC Certification EPA/608 License Fire Pump Certificate preferred Fire Life Safety Director Certificate preferred Why You'll Love Working at Action At Action Property Management, we believe in creating an environment where you truly love where you work.
