Action Property Management, the leader in community management, is seeking a full-time Building Engineer II to join our team at our luxury association, Telegraph Landing North, located in San Francisco.
The Building Engineer II is responsible for overseeing all aspects of building maintenance and repairs at the assigned property. This role involves developing maintenance strategies and ensuring the building's systems and equipment operate efficiently and safely. The ideal candidate will have a strong technical background and excellent leadership skills.
Compensation: $41.00 - $45.00 Per Hour
Schedule: Monday- Friday; 8:00 AM- 4:30 PM + On-Call
Essential Job Duties and Responsibilities:
Maintenance Planning and Execution
Develop and implement a comprehensive preventive maintenance program.
Schedule and oversee maintenance tasks, including repairs, inspections, and upgrades.
Monitor building systems and equipment to identify potential issues and take corrective action.
Conduct regular building inspections to identify maintenance needs.
Coordinate with vendors and contractors to ensure timely and cost-effective repairs.
Vendor Management
Manage relationships with vendors and contractors.
Negotiate contracts and ensure compliance with service level agreements.
Oversee vendor performance and address any issues.
Budget Management
Develop and manage the maintenance budget.
Monitor expenses and identify cost-saving opportunities.
Emergency Response
Respond to emergency maintenance requests and coordinate repairs.
Develop and implement emergency response plans.
Conduct regular emergency drills and training sessions.
Regulatory Compliance
Ensure compliance with all applicable building codes, safety regulations, and local ordinances.
Maintain accurate records of maintenance activities and inspections.
Coordinate with local authorities to obtain necessary permits and licenses.
Technology Utilization
Utilize building management systems and maintenance software to optimize operations.
Implement new technologies to improve efficiency and reduce costs.
Qualifications / Requirements:
Minimum of 5 years of building maintenance or facilities management.
Strong technical knowledge of building systems, including HVAC, plumbing, electrical, and fire safety systems.
Excellent leadership, organizational, and communication skills.
Ability to manage multiple tasks and prioritize effectively.
Proficiency in maintenance management software and Microsoft Office Suite.
Frequent standing, walking, bending, and lifting.
Ability to lift up to 75 pounds.
May be required to work flexible hours, including weekends and evenings.
Ability to rotate weekend to ensure weekend coverage.
Education / Certifications:
High School Diploma or equivalent. College degree in engineering and or mechanical engineering is preferred.
EPA/608 license
