Responsibilities:

  • Manage daily operations, tenant relations, vendor management, financial reporting, and regulatory compliance.
  • Implement and maintain consistent Standard Operating Procedures (SOPs) to drive efficiency and operational excellence.
  • Build strong tenant relationships through regular site visits, proactive communication, and prompt response to tenant needs, including overseeing move-ins and move-outs.
  • Manage vendor relationships, service contracts, and performance standards to ensure high-quality service delivery at competitive costs.
  • Prepare and present financial reports, develop and manage budgets, monitor expenses, and track capital projects.
  • Identify and address operational, financial, and compliance risks.
  • Conduct regular property inspections to maintain high standards for appearance, safety, and functionality.
  • Monitor market trends, legislative changes, and economic conditions to inform portfolio strategy.
  • Support asset optimization initiatives to enhance value and manage risk.
  • Enhance reporting tools and operational dashboards to support performance monitoring and decision-making.
  • Participate in sustainability, ESG efforts, and operational improvement initiatives.
  • Lead property staff hiring, training, performance management, and promote collaboration among internal teams.
  • Foster positive relationships with clients, tenants, and vendors.
  • Ensure compliance with company and industry policies and procedures.
  • Negotiate service and maintenance contracts.
  • Oversee construction projects, including capital improvement plans.
  • Manage accounts payable and receivable, including real estate tax payments and appeals.
  • Promote the building’s philanthropic initiatives.
  • Perform additional duties or projects as assigned.

Desired Competency, Experience and Skills:

  • 5+ years of commercial real estate experience in Class A Office
  • Bachelor’s degree in Business, Real Estate, Finance, or a related field preferred.
  • Current Florida Real Estate License preferred
  • Proven expertise in property operations, tenant relations, financial reporting, and risk management.
  • Strong leadership, communication, negotiation, and relationship-building skills.
  • High level of energy, initiative, and strong organizational skills.
  • Ability to manage multiple priorities and meet deadlines under pressure.
  • Proficiency in Yardi, MRI, Microsoft Office; Avid/Kardin experience a plus.
  • Strong analytical skills with the ability to turn operational data into strategies.
  • Flexibility to travel regularly within South Florida and work beyond standard hours when needed.

This position is 100% in-office. The role requires working in office during standard business hours. Remote work or telecommuting is not an option for this position.

Salary
$180,000 – $220,000 per year
