We are seeking a skilled and emerging leader in corporate real estate to take on the role of Senior Project Manager, Design & Build. From day one, you will play a critical and influential role in our team, leading major projects through all stages of planning, design, and construction. These projects may include new office builds, workspace refreshes, and potential data center integrations. 

These projects will meet the needs of global business and allow our employees to do the best work of their career. You will be given the opportunity to lead with a high degree of accountability and bring executive presence extending beyond your day-to-day responsibility for project scopes, schedules, budgets and reporting to leadership.   

The projects you will be responsible for delivering will be varied and in multiple locations and time zones, you will also be required to lead cross functional initiatives. It is foreseen that the projects in the next 12-18 months will consist of a significant new project in APAC and several new office relocations in EMEA; as well as possible Data Centre integration work in NAMER.   

As well as bringing an Executive Presence, on regular intervals you will have opportunities to present about projects, masterplans and strategies to Senior Leadership (on occasions up to C-Suite Level) of which you will need to bring executive influence, a deep knowledge of the data sets that influences decision making on projects.  You will have a deep knowledge of all elements of the project strategy required to secure approvals. 

You will be able to analyze and interpret key data sets, including RSF/USF with local practices, headcount projections, attendance (current and expected), capacity and conference room targets, RSF per capacity, cost and project delivery benchmarking. Your project teams will use these metrics to inform recommendations that optimize space planning, budgeting, and scheduling, aligning with project goals and the master plan to meet organizational needs.You will also develop a deep understanding of Lease documentation and opportunities and risks around reinstatement and Landlord delivery. You will demonstrate previous experience adding value and give coherent examples on how you have led teams using data as a core metric, added value in Landlord negotiations, and references for same. 

In summary, you will demonstrate executive presence, strong leadership, financial acumen, and a deep understanding of key data metrics relating to Real Estate and Projects. You will be able to effectively communicate insights and recommendations to address project challenges. These qualities will be key decision-making criteria for the interview panel. 

Responsibilities 

  • Present project data, strategic insights, and masterplan updates to senior executives, demonstrating deep knowledge of cost, lease conditions, design, life safety, permitting, and operational interfaces, ensuring readiness for leadership-level decision-making. 
  • Champion clarity and consistency by actively managing change and communication, addressing shifting priorities and concerns, and providing clear direction amidst evolving project needs. Cultivate an open line of feedback with stakeholders to anticipate potential issues, align expectations, and maintain project momentum. 
  • Lead all facets of individual workplace capital projects with a strong focus on executive influence and decision-making, covering project programming, design, construction, budget management, scheduling, quality assurance, and closeout. Lead with influence and flexibility, directing team members and stakeholders towards project goals without compromising relationships. Strike a balance between assertiveness and adaptability, ensuring commitments are met while remaining approachable and responsive to team dynamics and individual needs. 
  • Partners with Real Estate and Workplace Leadership to ensure thorough site due diligence and alignment of project objectives with business needs. Champion process and consistency improvements across projects by identifying trends and best practices that enhance efficiency, quality, and project outcomes. Work closely with the Project Delivery Office (PDO) to integrate these improvements, ensuring all projects benefit from a standardized, high-quality approach. 
  • Support and mentor peers by sharing insights, tools, and techniques that drive successful project execution and consistency across teams. Actively contributes to the broader project management community, fostering a collaborative environment where teams can continuously learn, grow, and align with organizational standards. 
  • Oversee and manage financial aspects of projects, including budget development, cash flow planning, and accurate accrual accounting. Ensure reconciliation processes are completed with precision, maintaining financial integrity and alignment with project goals. Utilize strong financial acumen to monitor expenditures, forecast needs, and make adjustments as necessary to keep projects within budget. 
  • Drive and meet core Value-Performance Targets (VPTs) by ensuring project outcomes align with team and organizational goals. Be fully accountable for VPTs within your scope, proactively identifying opportunities for improvement and addressing performance gaps to meet or exceed targets consistently.  
  • Oversee sourcing and procurement processes to secure the necessary resources (Design Teams, PM’s, GC etc for project delivery. Collaborate with Procurement and Sourcing teams to develop vendor relationships, negotiate contracts, and ensure compliance with organizational standards. Drive cost-effective solutions that align with project budgets and timelines, while maintaining quality and adherence to project specifications. 
  • Lead internal partners to define project requirements (and development of the program) and ensure design addresses them accordingly and any issues with the proposed buildings are communicated clearly. 
  • Leads pre-construction activities, including leading the design through programming, SD, DD and obtaining all necessary permits, signoffs, and certificates. 
  • Ensures construction activities follow all laws, rules, & regulations 
  • Establishes project delivery resource requirements, cost estimate & budget, cash flow, schedule & milestones, and risk identification for projects.  
  • Develops all relevant documentation associated with the project management phases: Conception, Planning, Execution, Control, and Closeout 
  • Maintain ongoing engagement with internal partners and senior leadership, presenting project concepts, design updates, and finish selections at multiple developmental stages 
  • Collaborate with multiple business partners including Real Estate, Workplace Operations, Global Productivity Engineering, Procurement, and Legal/Global Compliance to ensure strategic alignment and timely delivery of projects. 
  • Track and analyze project performance metrics, proactively identifying variances in budget, schedule, and objectives, and communicate these to stakeholders, providing executive-level reports with insights and recommendations.  
  • Oversee change management initiatives, adapting design and product solutions to meet evolving project requirements and communicating these changes effectively to internal clients. 
  • Presents timely reporting, including project status, critical milestones, mitigation measures, budget forecasts, cash flow and variances. 
  • Assesses change management needs of design and products and helps communicate them accordingly to internal customers. 
  • Closes out all projects with exchange of proper documentation and drawings, transition of space ownership to Workplace Operations, fixed asset reporting, post-project performance evaluation, post-occupancy feedback from internal customers and recommendations for future projects. 
  • 30-50% of domestic and international travel 

Basic Qualifications 

  • BA/BS degree in Engineering, Architecture, Project Management, Construction Management or relevant experience 
  • 8+ years of corporate real estate, engineering/construction project management experience 

Preferred Qualifications 

  • Experience with leading projects more than 150k square feet, preference for up to and exceeding 400k sq. ft 
  • PMP Certification  
  • Master’s Degree 
  • Microsoft Word, Excel, Project, PowerPoint, Visio, and AutoCAD/AutoCAD 3D  
  • Financial management experience, specifically budget & cash flow planning, accrual accounting and reconciliation processes  
  • Knowledge of Mechanical, electrical, plumbing & IT systems operations & alternative designs

The pay range for this role is $130,000 to $213,000. Actual compensation packages are based on several factors that are unique to each candidate, including but not limited to skill set, depth of experience, certifications, and specific work location. This may be different in other locations due to differences in the cost of labor.
