Could you be Incommunities new Sales Manager? With an ambitious growth programme to deliver around 350 new homes per year, we are seeking for an experienced sales leader to join our team focusing on Rent to Buy & Shared Ownership. You will ensure the smooth running of the sales division, implementing robust processes, procedures and hitting all KPIs.

Responsibilities
- Follow procedures and timescales to achieve sales income and other key performance indicators within prescribed targets.
- Have a thorough knowledge of allocated new build sales sites and the surrounding location through research and relevant site meetings.
- Act as sales and rent to buy 'champion' for the team, answer more complex enquiries and offer sales and product advice to the Sales Advisors.
- To ensure all show homes and marketing suites are open on time and presentation is of a high standard, any remedial works required are to be addressed immediately.
- Responsible for daily, weekly, monthly, quarterly and annual reports
- Ensure that effective controls are in place to highlight and limit risk.
- Liaise with the Marketing teams to request marketing literature and activities.
- Collaborate with divisional colleagues and those within the wider business.
- Instruct Solicitors on sales and progress chase the sales through to timely completions. Liaise with solicitors, financial advisors and other third parties during transactions.
- Carry out all duties with full regard to and in accordance with the Property Misdescriptions Act 2013, Data Protection Act, Financial Services Act and any other relevant legislation.
- Collate reports and reporting statistics for key stakeholders. Monitor performance and review policies and procedures in line with customer satisfaction, legislation and audit requirements.
- Ensure own compliance in respect of H&S, regulatory and governance compliance. Adhere to relevant statutory and regulatory provisions.
Requirements
- Experience of managing, motivating and coaching a team of Sales Advisors
- Have a proven track record of property sales and experience gained from a public facing, target driven environment e.g. housing association, estate agency or house builder.
- Experience of formulating and implementing successful and innovative sales strategies, with extensive experience in a similar position within a driven sales environment.
- Able to lead and motivate others to deliver against defined objectives and targets and the highest level of customers service in a demanding sales environment.
- Full driving licence with access to own vehicle - this role is primarily site based so you will need to commute to different locations across West Yorkshire weekly.
