Renewal Analyst

A customer service-oriented professional responsible for conducting outbound follow-ups and meetings with current residents. Establishes and nurtures strong relationships with key stakeholders in property operations. Committed to setting and executing property-level renewal plans. An entrepreneurial thinker focused on enhancing efficiency and implementing innovative solutions across the assigned portfolio. 

 

Key Responsibilities:

  • Develop and execute strategic plans to meet budgeted renewal KPIs at least 150 days ahead.
  • Gain and maintain knowledge of properties and tenant base; acquire submarket knowledge over time.
  • Create and implement a monthly plan/schedule for the portfolio, including upcoming actions and objectives focusing on resident retention strategies.
  • Understand and adhere to the defined Central Ops renewal wave schedules, including reviewing pricing and the renewal business plan.
  • Maintain strong organization of renewal tracking files, ensuring records are promptly updated and tracked on throughout renewal waves.
  • Develop strong relationships with key operational stakeholders. 
  • Conduct weekly property visits to meet with property teams, perform site-level tasks, and engage with tenants.
  • Communicate regularly with operation teams, providing insights and addressing any questions or issues.
  • Build and nurture relationships with local preferred employers.
  • Provide in-depth monthly reporting insights to stakeholders, including current renewal percentage vs. budget, the number of TBDs, and insights on loss reasons.
  • Regularly review and analyze the property's current position in renewal % vs. budget, and provide actionable insights.
  • Handle lease distribution on demand and respond to every Notice to Vacate (NTV) submission.
  • Engage with residents to discuss lease renewal terms and rates, highlighting the advantages of renewing over moving out. Must be skilled in addressing objections and explaining how current market conditions affect renewal rates.
  • Use market knowledge to cross sell between sister communities within the portfolio when needed, coordinating and conducting tours when applicable. 
  • Maintain flexible working hours as needed to accommodate resident meetings and calls.

Qualifications:

    • Associate Degree or equivalent combination of education and experience required.
    • Two or more years of property management experience is required. 3+ years of sales experience would be considered.
    • Strong customer relationship and sales experience.
    • MS Office proficiency, including MS Excel. 
    • Must have and maintain a valid driver’s license unless otherwise noted.
    • Proficiency with Resman, Funnel CRM or other relevant property management software required
    • Ability to work on their own with limited guidance
    • Cheerful attitude and focused on customer service
    • Strength in Sales / Closing
    • Tech savvy
