WinnCompanies is searching for a Regional Property Manager to manage a cluster portfolio of 7 properties located in Oakley CA.

The Regional Property Manager will oversee the daily operations of 7 properties, maintain positive resident relations, meet the financial objectives of ownership and management, protect the value and integrity of the real estate, and be responsible for all applicable regulatory standards and requirements.

The position offers a a salary range of $90,000 to $110,000 annually, depending on experience.

Responsibilities

  • Plans, manages, and directs the daily operations of multiple properties.
  • Oversees compliance within these properties.
  • Manages the financial responsibilities of the properties including annual budget.
  • With the assistance of the Regional Maintenance Manager, identifies and coordinates the maintenance activities and priorities within budgetary limits of each property within the portfolio.
  • Responsible for the marketing activities of the properties to ensure budgeted occupancy goals.
  • Manages staff at each property location including Leasing and Compliance, Maintenance personnel, and others.
  • Coordinates social activities with onsite management to ensure resident satisfaction and retention.
  • Assesses property security requirements with the Regional Maintenance Manager and recommends changes as necessary.

Requirements

  • High school diploma or GED equivalent.
  • 5-8 years of relevant work experience.
  • Minimum of 3-5 years regional or area property management experience managing multiple properties (7-10 properties or more).
  • Minimum of 5 years' experience direct supervision of staff.
  • Experience in affordable housing, TCAC, HUD and layered programs.
  • Proficiency in Microsoft Office applications and RealPage property management software.
  • Flexibility and adaptability to changing work schedules, requirements, and scope.
  • Cooperative and engaging team spirit with collaborative work groups.
  • Significant customer service and client relations experience.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Ability to travel to various sites.

Preferred Qualifications

  • Bachelor's degree.
  • CAM/CPM or equivalent and HUD-CAM, CPO, NAHP, COS, TCCS, and SHCM.
  • Knowledge of marketing and leasing techniques.
  • Knowledge of landlord and tenant laws.
