WinnCompanies is searching for a Regional Property Manager to manage a cluster portfolio of 5 properties located in Chicago, IL Region.
The Regional Property Manager will oversee the daily operations of 4 properties (881 units), maintain positive resident relations, meet the financial objectives of ownership and management, protect the value and integrity of the real estate, and be responsible for all applicable regulatory standards and requirements.
The position offers a a salary range of $103,000 to $119,000 annually, depending on experience. Please note that the selected candidate will adhere to the following work schedule: Monday through Friday from 8:00AM to 5:00PM.
Responsibilities
- Oversee property leasing activities to ensure maximum occupancy levels are maintained.
- Manage waiting lists, ensuring compliance with relevant housing policies and regulations.
- Implement strategies to optimize occupancy rates and minimize vacancy loss.
- Lead, mentor, and support property managers and other on-site staff.
- Act as the primary point of contact between Winn senior leadership and property owner representatives.
- Develop and manage property budgets with a strong focus on expense control and cash flow management.
- Evaluate and prioritize deferred maintenance and capital improvement projects based on urgency and cost-effectiveness.
- Monitor financial performance, ensuring that operating expenses align with asset management goals and cash management strategies.
- Implement cost-saving measures while maintaining property quality and service standards.
- Manage properties located in challenging markets with limited rental demand.
- Develop tailored strategies to navigate market conditions and maximize profitability.
- Maintain a hands-on approach by regularly visiting properties to stay informed on daily operations.
- Stay actively involved in daily property management, maintaining an on-site presence to address issues promptly.
- Develop a deep understanding of property operations, local market conditions, and potential challenges faced by property managers.
Requirements
- High school diploma or GED equivalent.
- 5-8 years of relevant work experience.
- 3-5 years of supervisory/management experience.
- LITHC Tax Credit Specialist or Certified Occupancy Specialist.
- Experience with computer systems, particularly Microsoft Office Suites.
- Outstanding verbal and written communication skills.
- Excellent interpersonal skills to lead, motivate, and manage a diverse team of property managers and on-site staff.
- Significant customer service and client relations experience.
- Affordable and Market Housing Certifications such as: NAHP – CPL, SHCM, CAM, RAM CGPM – NAA or NAMA honored.
- A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- Demonstrated success managing properties in limited or challenging markets, with a proven ability to navigate market conditions and maintain profitability.
- Experience developing strategies to manage properties with unique challenges, such as low rental demand or limited financial resources.
- Strong financial acumen with a deep understanding of asset management principles and cash management strategies in tough markets.
- Ability to evaluate deferred maintenance and capital improvement projects, prioritize based on urgency, and manage costs effectively.
Preferred Qualifications
- Bachelor's degree.
- Knowledge of LIHTC and HUD regulations.
- Knowledge of marketing and leasing techniques.
- Experience with Yardi property management software.
- Knowledge of landlord and tenant laws.
- Illinois Real Estate License.
