Property Manager I (Lowden Lane)

Market. Manage. Maintain. These are just a few of the many hats you'll be wearing in this highly visible role of Property Manager at WinnCompanies! You will oversee all operational aspects of your assigned community. You will be responsible for maintaining your community, supporting its residents, and developing team members all while meeting financial objectives of the owner and management company.

The Property Manager I is responsible for managing the operations of Lowden Lane, a 61-unit affordable housing community in Redding, CA.

Please note that this is a temporary-full time position that offers a pay range of $24.00 to $25.00 hourly. The work schedule is flexible, and it will either be part-time or full-time. If it is full-time, the schedule will be Monday to Friday, from 8:00AM to 5:00PM.

Responsibilities

  • Building positive relationships with prospective and current tenants
  • Overseeing the timely and successful completion of maintenance requests
  • Showing properties to prospective tenants and answering relevant questions
  • Preparing and executing detailed and legally compliant lease agreements
  • Overseeing all financial procedures including verifying renter income, processing monthly payments, and executing default protocols
  • Creating organizational systems to support accurate record keeping, efficient financial transactions and prompt renter complaint resolution
  • Inspect property conditions and coordinate maintenance activities
  • Manage budgets, accounts, rent collections and tenant notices
  • Create and distribute marketing materials to attract new tenants
  • Maintain organized and updated resident files and records
  • Report any problems or issues to the property manager

Requirements

  • High school diploma or GED equivalent.
  • 1-3 years of relevant work experience.
  • Less than 1 year of supervisory experience.
  • Strong working experience in tax credit (LIHTC).
  • Working knowledge of Project Based Voucher Program (PBV).
  • Exceptional skills in customer service and conflict management.
  • Experience with computer systems such as Yardi, RealPage, etc.
  • Knowledge of marketing and leasing techniques.
  • Ability to multi-task and manage a busy office.
  • Strong attention to detail.
  • Highly motivated, independent and a self-starter.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Knowledge of property management.
  • Knowledge of landlord and tenant laws.

Preferred Qualifications

  • Bachelor's degree.
  • Experience with Yardi or RealPage property management software.
  • Knowledge of marketing and leasing techniques.
  • NAHP – CPL, SHCM, CAM (MA - C3P) designations.
