Pre-Construction Manager

Location: Calder House, Elland, HX5 9DX, with regional travel expected

Hours: Monday to Thursday, 8.00am to 5.00pm, and Friday 8.00am to 4.30pm. 42 hours per week.

Salary: Competitive salary, dependent upon experience, plus annual bonus opportunity.

Role Overview

The successful candidate will be engaged at the front end of the business, responsible for the management of the incoming tender quality and technical support for the estimating teams that will inform the basis of the operational, programming and logistical business need.

They will manage the whole tender process across multiple projects, adding value and experience to the estimating teams and ensuring the key project needs are captured to allow the accurate costing and risk appraisal.

The process from receipt of the tender enquiry, tender recommendation, chairing key meetings and managing the whole pre-construction process to a position of submission will sit with the successful candidate.

Client engagement will factor extremely high within the role as the individual will be expected to manage negotiated and two stage tenders across the whole of the pre-construction programme to a point of formal handover to the operational teams.

Key Responsibilities

Involved from the initial tender landing, through to the tender settlement, the Pre-Construction Manager will manage the technical, programming and logistical detail to include:

  • Full evaluation of the quality element of the tender to include the PCI and headline requirements to inform the estimating teams
  • Technical input regarding groundworks, temporary works, building superstructure, internal fit out and coordination of the tender return
  • Programme review and writing of a linked programme in MPP taking account of the key activities and phasing requirements all tying in to the logistical methodology forming part of any submission
  • Initial design management to ensure sufficient detail is available to develop the tender, collated to form the Contractors Proposals as part of the submission
  • Support for the estimating team to collate and produce a technical query schedule
  • Provision of logistical and site plans to ensure any areas of consideration are known and visible at the time of the tender process
  • Production of the quality submission to include detailed methodology, logistical plans, health and safety information, personnel experience, phasing information, programme detail, case studies and information relevant and specific to the tender enquiry.
  • The ability to manage a team and contribute to the senior leadership team calendar of any findings, lessons learnt and efficiencies  

Requirements

Essential:

  • A recognised industry qualification at HNC or above in Construction
  • Have a full driving licence, valid in the UK
  • Demonstrable operational and technical construction experience and knowledge
  • Proficiency in programming software and development of literature to clearly articulate the delivery strategy at pre-construction phase
  • Great teamwork and customer focused outlook with a ‘can-do’ attitude
  • Sound commercial understanding and risk management skills
  • Sound knowledge of current H&S practices
  • Be personable and a good communicator with a positive outlook
  • Great organisational skills, capable of delivering up to four like-for-like schemes running simultaneously
  • Flexible in approach, with the ability of supporting the wider operational departments within the business
  • Great communicator with exceptional customer focus to encourage long-term working relationships

Desirable:

  • An understanding of MS sketch-up, power point and publisher as well as an overriding knowledge of being able to overlay each software package to create an exceptional submission
  • CAD experience and proficiency
  • BIM experience and proficiency
  • Building Safety Standards experience and proficiency
