Military Housing Resident Services Coordinator (Stewart Terrace)

WinnCompanies is looking for a Resident Services Coordinator to join our Stewart Terrace military housing team at New Windsor, NY.

In this role, you will assist and coordinate all requests from Military families with the property management team, including move ins, move outs, inquiries, and community standards enforcement. You will also maintain curb appeal and coordinate community activities.

The work schedule for this position is as follows: Monday through Friday with occasional weekends and nights for community events. Additionally, this opportunity offers a pay rate of $19.00 per hour.

Responsibilities

  • Conduct move out assessments with departing residents and assess any charge for damages.
  • Administer move-in paperwork and home inspections with residents.
  • Answer resident questions and assists in resolving resident complaints. Provide high standard of customer service to residents through a prompt and courteous response to all inquiries.
  • Responsible for monitoring and maintaining curb appeal throughout the community and office and maintaining the cleanliness, housekeeping and general appearance of the office, amenities, models and common areas of the property including trash pick up, garden bed weed pulling and enforcing community standards.
  • Assist in the inspections of vacant homes and takes appropriate action to prepare the for rent-ready status.
  • Actively participate in organization and execution of company-sponsored resident events including social events, educational classes and community programs.
  • Provide administrative support at the community center.
  • Develop and maintain strong resident relations. Responsible for completing customer relationship management requirements for the Resident Journey program.
  • Leasing homes in a community: Conduct neighborhood tours and home showings for qualified potential residents. Maintain a fundamental working knowledge of all lease documentation and resident guide policies and procedures. May execute lease signing.
  • Responsible for entering property management data accurately within community database Yardi. Review all new resident files. Complete all required daily, weekly, and monthly reports in an accurate and timely manner.
  • Monitor and assist in completing resident journey touch points.
  • Serve as backup for rent collection of delinquent accounts, recouping current resident damage, daily bank deposit and other financial responsibilities.

Requirements

  • High school diploma or GED equivalent.
  • Minimum of 1 year of relevant work experience.
  • A valid driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • A personal vehicle to use during work hours to perform tasks around the community.
  • Experience with computer systems, particularly Microsoft Office.
  • Excellent customer service skills.
  • Solid organizational and administrative skills.
  • Ability to manage multiple assignments and tasks.
  • Ability to work with a diverse group of people and personalities.
  • Ability to work nights and weekends on occasion for special events.

Preferred Qualifications

  • Associate's degree in business-related field.
  • Customer service experience.
  • Minimum of 6 months of experience in either Property Management, Leasing or Hospitality.
  • Knowledge of Military housing or Military background.
  • Experience with Yardi or RealPage property management software.
