The Gates/Doors Mechanical Engineer has overall responsibility for all aspects of gates/doors functionality and operation within client mission critical facilities. This role is the primary ABM point of contact for gates and doors within a specific clients’ facilities. They will create an unwavering attitude and commitment to safety and reliability within the Mission Critical environments. The Engineer will drive continual improvements and innovations to business operations.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Oversee all aspects of the Mission Critical Facility's critical physical infrastructure, which includes automated gates, roll up doors and any other entry point to the facility.
- Ensure that all work performed within mission critical space is done to high quality and without impact to internal/external customers.
- Oversee the development and accuracy of site-level operating procedures and other documentation.
- Supervise and escalate as needed ABM’s response to after-hours emergencies at assigned facilities.
- Manage the MOP, SOP and EOP Program related to gates and doors.
- Effectively and efficiently manage the operations budget and expenditures of assigned contracts.
- Conduct research to evaluate the feasibility, cost, and maintenance requirements of designs or applications.
- Design, develop, and optimize mechanical systems for gates and industrial roll-up doors, ensuring reliability and durability.
- Develop and implement testing procedures to validate design performance, safety, and compliance with industry standards.
- Troubleshoot and resolve mechanical and electrical issues in existing gate and roll-up door systems, providing technical support to maintenance teams.
- Evaluate and integrate automation and control systems for gates and industrial roll-up doors, including motorization and remote operation.
- Ensure compliance with safety regulations, codes, and standards in the design, installation, and maintenance of gates and industrial roll-up doors.
- Conduct site inspections and assessments to tailor gate and door solutions to specific client applications within a critical infrastructure domain
- Prepare and maintain technical documentation, including specifications, operation manuals, and maintenance guidelines.
- Oversee the installation process, ensuring adherence to design specifications and quality standards.
- Stay updated on the latest advancements in gate and industrial roll-up door technology, materials, and industry best practices.
- Provide technical training and support to installation and maintenance personnel.
- Perform cost analysis and feasibility studies for new gate and door projects, optimizing designs for efficiency and cost-effectiveness.
- Familiarity with Industry Standards and Codes: Knowledge of relevant safety and quality standards (e.g., ANSI, ASTM, ISO).
- Experience in Manufacturing and Installation: Hands-on experience in the production and installation processes of gates and industrial roll-up doors.
- Knowledge of Automation and Control Systems: Understanding of motorization, sensors, remote operation, and other automation technologies.
- Problem-Solving Skills: Ability to troubleshoot and resolve mechanical issues effectively.
- Strong Communication Skills: Capability to convey technical information clearly and effectively to clients, colleagues, and stakeholders.
- Resolve all electrical, mechanical issues in the Mission Critical Facilities as it pertains to gates and doors, while minimizing risk and business impact and communicate issues to management and customers in a timely manner.
- Manage oversight from preventive maintenance inspections and provide guidance on how to address issues for gates and doors.
- Audit all CMMS databases for accuracy and completeness, produce reports as required at customer request, control system access and user credentials.
- Ensure compliance of Customer SLA parameters and Change Control activities, review and approve all system changes (set-points, thresholds, alarm-points, etc.) which could impact customer operations
- Ensure that ABM training expectations are met and audit the process monthly.
- Identify, vet, and approve all sub-contractors who will perform work on-site.
- Develop PM contract scopes-of-work, ensure contract terms are fulfilled.
- 25% travel is expected.
EXPERIENCE AND EDUCATION AND EQUIVALENT EXPERIENCE
- Bachelor’s Degree (B.A. or B.S.) from an accredited college or university in a major relevant field of study or equivalent 5-7+ years’ experience in mission critical operations environments, required.
- Technical school with an emphasis on mission-critical operations, high-performance manufacturing, or relevant military operations (US Navy a plus), preferred
- 5+ years Electrical experience
- Electro-Mechanical Controls Experience

Pay: $130,000.00 - $140,000.00/ Yearly
