Manager Facility - Building Systems & Services

Primary Function of Position:

Under general supervision, this position is responsible to manage the facilities teams and resources to assure the proper operation of multiple facilities and facilities services to support Bulgaria’s operations. In conjunction with corporate facilities and the manufacturing engineering department develops and executes a facilities long-term plan to assure availability of manufacturing facilities capacity to support Intuitive’ s business plan. Also, in close collaboration with the EH&S department assures compliance with local and international standards, policies and laws in facilities safety and security.

Prepares and executes budget for facilities services and utilities, establish strategies to optimize energy consumption needs, water consumption and environmental emissions. Supports the manufacturing operations assuring availability of facilities services and equipment.

Propose and implement cost reduction projects in facilities and strongly supports line transfers and new process development.

Support operations by planning and managing the process of building, expansion, installation, remodeling, improvement and /or overhauling of new or existing facilities, buildings, processes, installation, or equipment.

Roles & Responsibilities:

  • Manages & directs the facilities teams and resources ensuring adequate building and grounds maintenance.
  • Performs preventive maintenance to maximize system, equipment and facilities uptime and minimize repair, maintenance, and replacement costs.
  • Ensures acceptable levels of custodial support for all buildings and facilities.
  • Oversee the organization of events, coordinating building moves, space planning, completing small projects and interfacing with assigned Project Manager(s) as the site advocate to minimize disruption within the site relating to tenant improvement and capital projects.
  • Responsibility for capital project management including major renovations and new building construction. Involvement includes working with architects, contractors, engineers, city and county building departments, project managers and Sr. Management.
  • Accountability for managing the Facilities operating budgets and all capital project budgets.
  • Manages staff with the goal of providing exceptional customer service.
  • Acts as program leader in facilities expansion projects.
  • Assures compliance with regional and national regulations and agencies in design, construction and facility services.

Required Knowledge, Skills, and Experience:

  • Bachelor's degree and at minimum ten years of relevant post-graduate professional experience in operations/facilities management, with a demonstrated progression to greater levels of responsibility and leadership.
  • Broad knowledge in the areas of facilities management, including building MEP systems, EH&S and regulatory compliance.
  • Experience in managing effective and positive relationships with outsourced suppliers.
  • ‘Patients first’ mindset. Desire to provide excellent customer service.
  • Strong analytical skills.
  • Knowledge of sustainability and environmental management systems.
  • Excellent business judgment and a practical, common-sense approach to getting things done.
  • Highly developed interpersonal skills, with strong ability to lead internal and external resources, and demonstrated ability to communicate effectively with people at all levels, from individual contributor to executive leadership.
  • Fluent in Bulgarian and English, another European language an enhancement
  • Highly effective communication skills - writing and speaking skills through written proposals, meeting facilitation, oral presentations.
  • Ability to work well in a fast paced, team environment, taking a leadership role and dealing with ambiguity effectively.
  • 100% work on site role, no option to work remotely.
  • Willingness to be on call 24/7 to respond to significant facilities incidents.
  • Ability to travel domestically 25% of the time, as well as internationally from time to time.
