Management Trainee (Manomet Place)

WinnCompanies is looking for a Management Trainee to join our team at Manomet Place, a market-rate and affordable housing community located in New Bedford, MA.

In this role, you will assist the Property Manager with the daily operation of the assigned property and provide administrative support to develop the knowledge and skills needed to effectively manage a property. You will also complete special projects as assigned by direct supervisor.

This opportunity offers a typical work schedule: Monday through Friday, from 8:30AM to 5:00PM.

Responsibilities

  • Answer calls and schedule leasing tours, conduct tours and qualify applicants, follow up with applicants, keep applicants informed of the application status, enter applicant information into property management software, prepare lease and move-in documents, evaluate competitor properties and/or assess the assigned properties overall marketing initiatives to help achieve overall leasing results.
  • Retain existing residents and increases resident satisfaction: ensure a positive move-in experience, provide continual excellent customer service, facilitate resident programs and services, assist with resident problems as they arise.
  • Work with residents to successfully complete the lease renewal process, which may include completing the tasks necessary to recertify the household for affordable properties.
  • Utilize property management system to collect/post and deposit rents, assess resident charges or process refunds and completes activity related to vendor payments.
  • Conduct a morning tour of the property, inspect apartments, follow up on outstanding work orders, and close out completed work orders.
  • Assist with monthly financials, annual budgets to get an understanding of financial statements and managing financial performance
  • Partner with our Marketing team to ensure that our website and ads are accurate.
  • Utilize software platforms/tools that Winn operates in such as: OneSite/Spend (Invoice Processing)/Financial Suite (Income Statement/Balance Sheet etc.) Dayforce (Timekeeping/Performance Review) etc.
  • Provide administrative support, including routing mail and maintaining resident and property files.

Requirements

  • High school diploma or GED equivalent.
  • Minimum of 1 year of relevant work experience.
  • Ability to demonstrate respect and regard for the dignity of all residents, families, visitors, vendors, and fellow employees to ensure a professional, respectful, and courteous environment.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Experience with various computer systems, including Microsoft Office.
  • Solid verbal and written communication skills.
  • Excellent customer service and time management skills.
  • Superb attention to detail.
  • Ability to negotiate, convey, and explain renewal increases.
  • Willingness to learn and be trained.
  • Ability to exercise good judgment and apply initiative.
  • Ability to multi-task in a fast-paced office environment.
  • Ability to work with a diverse group of people and personalities.

Preferred Qualifications

  • Bachelor's degree.
  • Experience in property management.
  • Strong leadership skills.
  • Basic understanding of the multifamily industry and leasing processes.
  • Experience with Yardi or RealPage property management software.
