Overview:
This Maintenance Manager will be responsible for directing all maintenance department staff in providing a clean, safe, and comfortable home environment. This position will also manage resident move-in and move-outs and the staff responsible for completing these.
Responsibilities:
- Performs move out inspections, cost estimates, project work schedules, quality inspections, safety and contractual compliance and final punch list.
- Monitor inventory of supplies to assure that adequate amounts are kept on hand to meet center demands.
- Directs and erforms replacement, repair and maintenance on plumbing equipment, i.e. water lines, sanitary sewer lines, storm sewers, faucets, valves, pumps, pipes, toilets and pneumatic lines.
- Performs, Direct and supervises replacement, repair and maintenance on electrical equipment and apparatus, i.e. light fixtures with associated ballasts, bulbs, tubes and hardware; outlets, switches, motor controls and appliances such as washers, dryers, refrigerators and water heaters.
- Performs, Direct and supervises replacement, repair and maintenance on HVAC equipment, i.e. Major air conditioning systems, thru-the-wall units, heat pumps, exhaust fans and heating coils.
- Performs, Direct and supervises replacement, repair and maintenance on fire safety equipment, i.e. fire alarm panels with associated devices such as detectors, pull stations, horns and strobes; sprinkler systems and fire hoses and extinguishers.
- Performs, Direct and supervises replacement, repair and maintenance on electronic equipment, i.e. intercom (nurse Call) systems, TV broadcast system and public address (announcement) system.
- Performs, Direct and supervises replacement, repair and maintenance on building equipment, i.e. roofs, windows, doors, door closures, walls, floors, ceilings and furniture.
- Performs, Direct and supervises replacement, repair and maintenance on building accent equipment, i.e. window treatment hardware, bulletin boards, shelves, coat racks and pictures.
- Requests necessary parts and equipment necessary to accomplish required work in all areas of responsibilities.
- Monitors work of construction trade contractors.
- Coordinates duties, prioritizes workloads, arranges for group work assignments and provides instructions in correct procedures to follow when required.
- Monitors status of work orders in our work order management system.
- Responds to emergencies situations.
- Shares emergency call-in responsibilities with other team leaders.
- Will assist with Life Safety inspections.
- Performs other job duties as assigned.
Qualifications:
Education: High school diploma
Licensure/Certification: Gas, water systems, HVAC / electrical (preferred)
Experience: Previous experience managing people, problem solving and decision making, and critical thought processes.
