We are seeking an experienced and detail-oriented Maintenance Supervisor to lead the maintenance operations at a Brand-NEW Class A apartment complex. The ideal candidate will manage a team of maintenance technicians, oversee the upkeep of all property systems and structures, and ensure that the complex remains in top condition. This role requires strong leadership, technical expertise, and a commitment to providing exceptional service to residents.
The pay listed is the hourly range or the hourly rate for this position. A specific offer will vary based on the applicant’s experience, skills, abilities, geographic location, and alignment with market data.

Job Description:
The Maintenance Supervisor provides assistance with various maintenance projects including operating, maintaining, and inspecting facility equipment in accordance with written, posted and industry standards. Performs regular inspections and reports findings with recommendations to management.
Key Responsibilities:

Team Leadership: Supervise and manage the maintenance team, providing training, support, and guidance to ensure high-quality work and adherence to safety standards.

Maintenance Operations: Oversee daily maintenance activities, including the repair and upkeep of HVAC, plumbing, electrical systems, and other building systems. Ensure all maintenance requests are completed efficiently and to the highest standards.

Preventive Maintenance: Develop and implement a preventive maintenance program to minimize equipment downtime and extend the life of building systems. Schedule regular inspections and maintenance tasks to prevent issues before they arise.

Unit Turnovers: Coordinate the preparation of vacant units for new residents, ensuring that all repairs, cleaning, and inspections are completed in a timely manner and meet the property's high standards.

Quality Control: Conduct regular inspections of the property, including common areas, amenities, and individual units, to identify maintenance needs and ensure that all areas are in excellent condition.

Budget Management: Assist in managing the maintenance budget, including tracking expenses, controlling costs, and ensuring that all maintenance activities are conducted within budget constraints.

Vendor Management: Coordinate with external vendors and contractors for specialized repairs, inspections, or improvements. Ensure that all work is completed to the property's standards and within agreed timelines.

Safety Compliance: Ensure that all maintenance activities comply with local, state, and federal regulations, including safety standards. Promote a safe working environment for the maintenance team and residents.

Resident Interaction: Respond to residents' maintenance concerns in a prompt and professional manner, ensuring their satisfaction with the resolution of any issues.

Inventory Management: Maintain an organized inventory of maintenance supplies, tools, and equipment. Ensure that all necessary items are available and reorder supplies as needed.

Emergency Response: Be on call for emergency maintenance issues, ensuring that urgent problems are addressed quickly to minimize disruption to residents.
Qualifications:

Education: High school diploma or equivalent required; technical certification in HVAC, plumbing, electrical, or a related field is preferred.

Experience: Minimum of 3-5 years of experience in maintenance, with at least 2 years in a supervisory role, preferably within a Class A apartment complex or similar high-end residential environment.

Technical Skills: Strong knowledge of building systems, including HVAC, plumbing, electrical, and general maintenance practices.

Leadership: Proven ability to lead, train, and motivate a team of maintenance professionals, ensuring high performance and adherence to safety standards.
