Lease Analyst

The Lease Analyst plays an essential role in growing talent within our Real Estate function. You are ultimately responsible for providing actionable insights to effectively manage Lush’s real estate portfolio across North America.

Reporting to the Leasing Manager, the Lease Analyst, undertakes the following RESPONSIBILITIES:

Lease Analysis

  • Create, analyze, and provide actionable data to manage the real estate portfolio including maintaining and validating shopping center and market information.
  • Develop summaries with key financial, legal, and other related metrics for real estate comparisons and analysis
  • Assess shop storage requirements with retail. Secure and negotiate storage agreements with Landlords; review and process documentation.
  • Ensure accuracy in financials, property databases, and other related systems essential to all property reporting.
  • Support team for internal and external company reporting purposes - ICSC reports, marketing presentations, and renewal/review packages
  • Create reports to assist in determining shop renovation projects by analyzing each shop's condition, design, functionality, age, and other related financial and lease details
  • Support retail finance with forecasts and budgets
  • Lead improvement processes to ensure efficiency
  • Support the leasing team in the development of real estate strategy market reviews, presentations, and ad-hoc projects
  • Provide guidance and support to finance and retail operations with respect to lease renewals, store relocations, etc.
  • Foster, build relationships, and Communicate with a network of industry real estate professionals to cultivate and educate the Lush team on current trends and to assist in creating a well-rounded retail portfolio.
  • Develop materials and reports in support of new site presentations and portfolio reviews.
  • Develop materials and reports in support of in-market review of new sites and market strategy.
  • Assist Senior Managers in the preparation of portfolio review presentations requiring the collation of data.

Lease Coordination 

  • Prepare and support complete deal packages, and agendas for the Real Estate Team by gathering and processing all information.
  • Prepare agendas for real estate meetings and lead the approval process.
  • Monitor critical lease dates such as expiry dates, options to renew, options to terminate, etc.
  • Monitor and ensure terms of the lease are interpreted, and properly enforced including supporting internal partners. 
  • Monitoring lease life cycle, partnering with legal to support lease execution.
  • Manage all lease documents and other material for the real estate team.
  • Support internal teams on budget requirements for new, renovation, and maintenance projects for approval.
  • Work closely with construction/design/to ensure on-time opening of new shops.
  • Work closely with legal council to process leases. 
  • Coordinate with leasing team to gather due diligence information in support of site evaluation.
  • Support new deal workflow from deal inception through lease document phase by ensuring approved LOI package is delivered legal for their review of landlord document. 
  • Support lease compliance and lease administration by reviewing, interpreting, and reporting on key lease provisions. 
  • Ensure the lease database system is accurate and complete through regular auditing and updates.
  • Review and update real estate best practices, forms, documents, and systems to improve the quality of real estate processes. 
  • Collaborate with key internal stakeholders including Finance, Store Design, Store Construction, Legal, and Store Operations, to ensure seamless execution of real estate projects.

You bring the following QUALIFICATIONS:

Required:

  • 3+ years of real estate financial analysis experience preferably in retail or similar industry. 
  • 3+ years of retail real estate coordination including managing the entire real estate transaction cycle, portfolio management, and construction partnering, 
  • Proven record of real estate leases and numerical understanding
  • Strong project management skills working in partnership with the team.   
  • A strong financial background and expert knowledge of Excel/Google Sheets is required.
  • Strong analytical, modelling, and problem-solving skills.
  • Extremely organized, detail-oriented, and takes pride in quality.
  • Able to work independently, and prioritize multiple projects. 
  • A proactive, solutions-driven approach
  • Effective communication skills (written & verbal)

Preferred:

  • Retail Tenant real estate industry experience
  • Bachelor’s degree in Legal, Commerce, Business Administration, Finance or similar preferred

Job Location: Ideally the successful candidate will be based in a CST time zone in United States, but this role is open to candidates located across North America.

Base Salary Range:
USA (CST Zone): $70,000 - $75,500 USD 
Vancouver, British Columbia: $76,000 - $80,000 CAD
