Realty Income in adding to our Asset Management team and hiring a strategic individual to help manage our Investment Sales function. This pivotal role is a lead strategist and negotiator in the divestiture of commercial real estate involving properties occupied by retail tenants under various lease structures. This position entails comprehensive oversight of the entire divestiture process, from property identification, screening buyer interest to preparing sale recommendations, using discounted cash flow and scenario analysis when applicable. The Investment Sales will develop competitive pricing strategies, implement impactful go-to-market plans, and skillfully oversee broker teams. This role will be responsible to closely monitor market dynamics and trends to strategically reposition properties, and adeptly negotiate deal terms with buyers to maximize value.
The Investment Sales will be responsible for:
Divestment Selection
- Monitor market conditions and pricing to support divestment decisions.
- Maintain contact with market professionals, constantly gathering information.
- Participate in cross-departmental discussions involving key divestment decisions. Share information internally with key stakeholders.
- Contribute key metrics to analyze disposition products. Complete through analysis with a detail-oriented approach.
- Make strategic disposition recommendations, supported by appropriate analysis.
- Research and analyze leases for language impacting property sales, as well as zoning, planning, title, and property use factors influencing marketability.
- Prepare comprehensive materials for Investment Committee review. Present, discuss, and defend recommendations.
Transaction Management and Execution
- Manage the marketing process; communicate with external parties, clients, and internal departments.
- Manage broker master listing agreements and oversee communication among internal and external stakeholders.
- Overcome any lease-related challenges.
- Prepare letters of intent and manage all negotiations. Optimize outcomes through appropriate strategy and negotiations.
- Partner with internal legal department and other internal teams to ensure terms are reflected appropriately and transactions are closed in a timely and smooth manner.
- Maintain a broad awareness of transaction impact to ensure changes are communicated appropriately and timely to associated parties.
- Responsible for targeting key disposition results and taking ownership of the outcome.
Salesforce and Internal Tracking Reports:
- Ensure all reporting platforms are accurate and updated timely.
- Maintain a comprehensive transaction pipeline within Salesforce, generating recurring and ad hoc reports.
- Collaborate with IT to implement changes and process improvements related to Salesforce usage.
- Assist with quarterly pipeline and projection documents for review by the investment committee.
What we need from you:
- Proven experience in executing real estate transactions with a decisive approach to make critical decision with available information.
- Strong understanding of commercial real estate, corporate financial statements, and analytical skills.
- Deep understanding of financial concepts related to real estate valuation methodologies, tenant financials, and credit analysis.
- Knowledge of MS Office applications; specifically Excel for financial modeling, data analysis, and pivot tables. Experience with Salesforce is also a plus.
- Able to delegate, supervise, and coach other team members, and manage resources effectively.
- Exceptional time management skills to handle a dynamic and extensive workflow efficiently.
- Strong written and verbal communication skills, with the ability to prepare clear and concise reports and effectively present.
- Awareness of accounting principles and their application in commercial real estate transactions.
- It is expected to meet the requirements, a qualified candidate will have a bachelor’s degree in real estate, finance, or equivalent knowledge gained from work experience; in addition to at least 5 years of relevant experience in real estate finance, brokerage or asset management.

The base salary for this role is in the range of $110,515 - $171,493. You may be eligible for an annual discretionary bonus and an annual discretionary stock award, (dependent on date of hire) to be discussed during the initial phone interview. Base salary and total compensation package determined by the candidate's experience, knowledge, education, skills, performance, and abilities, as well as internal equity, company performance, and alignment with market data.
