The Role and Responsibilities
Facilities Management

Provide a pivotal role in facility service operations across all locations,including new office builds and fast-paced expansions, capacity and space planning, and implementation of new processes and
procedures.Complete in charge of the running, maintenance and upkeep of the Ushur office in Bangalore. You will be responsible for overseeing the operations of other Ushur offices in India as we expand. Identifying new office space, negotiating rent and rental agreements, capacity planning of the workforce, ensuring stocks and supplies for smooth operations of the office is an integral part of the role.
● Provide an exceptional customer service experience, be the face of workplace services to our end users, to understand their needs and deliver the right solutions, while influencing the customer, the client, and other internal stakeholders in reaching consensus and compromise when needed.
● Be responsible for delivery of Ushur’s diverse programs, services and agreements, and provide strategic direction and leadership to facilities teams (in-sourced and extended workforce) who oversee both building operations (repairs and maintenance, HVAC, janitorial, etc.) and manage the daily operations of the site (reception and mail services, occupancy planning and moves, EHS programs, etc.)
● Manage multiple vendors including hard and soft skills to deliver services on time and within budget
● Manage vendor procurement processes in accordance with guidelines and companies procurement best practices
Contracts Management
● Contracts Management – Ensure that all contracts are professionally delivered at the right cost and in line with the companies Code of Ethics
● Monitor expiry of contracts and initiate re-procurement if needed
● Ensure compliance with statutory regulations on fire, health and safety standards • Site Operations Management
● 24/7 emergency call support
● Assist and monitor to ensure all building procedures and performance measures are maintained at all times
Risk Management
● Assist in the implementation and management of a property risk management program
● Support the implementation and monitoring of disaster recovering and business continuity plans
● You’ll be accountable for the development of the operating budget, from development of the annual plan to execution.

● Tech savviness- comfortable with excel sheets and google forms, interpreting survey results

Qualification:
● Bachelor’s degree in a related field, or equivalent practical experience
●
9 to 12 years of relevant experience of managing facilities in an established or growing organization. Should have provided services to a team of at least 200
people.
●
Proven experience of doing a hands on role and managing outsourced housekeeping staff will be a plus.
● Experience of business partnering with various functions to provide solutions that are cost effective and outcome driven. Process driven, happy to build processes and communicate changes to increase operational efficiency
● Start up experience or experience setting up things from scratch in a fast paced and dynamic environment.
● Ability to think ‘out of the box’ and bring creative, nonstandard, and innovative solutions to the table that supports various initiatives at Ushur. Ability to speak to various stakeholders across Ushur and able to deliver the excellence of the highest standards.
● Ability to communicate in both written and spoken format and comfortable presenting in front of a large audience. .
● Strong vendor management experience. Excellent negotiation skills. Already having a strong network and ability to leverage that from the day 1 of joining us.
● Tech savvy. Understands technologies and looks at bringing automation and interface that can help to increase operational efficiency and enhance customer experience.
