They are seeking a dynamic and motivated Director of Property Management to lead and manage the Property Management Department. The Director of Property Management is charged with identifying growth initiatives for future expansion and creating and driving new business development strategy and process. This position is accountable for all facets of performance and owner communication for all properties in the portfolio including but not limited to operations, financial, marketing and leasing. 

Key Responsibilities:

  • Provide strategic leadership including high-level goal setting, identifying and overseeing market expansion opportunities, determining organizational structure, staffing, monitoring department P&L, and performing other leadership responsibilities that arise.
  • Direct, develop and manage all departmental responsibilities for property managers, assistant property managers, maintenance team, and administrative staff.
  • Assess existing talent. Recruit, train and develop property management personnel.
  • Work to ensure all departmental, client performance and company goals and objectives are met.
  • Oversee the property budgeting process and approve or adjust all property budgets accordingly.
  • Support new management contract acquisition through asset review, proposal development and contract negotiation.
  • Monitor departmental workflow and process including preventive maintenance, capital work, and project management.
  • Direct leasing towards ownership objectives to drive results.
  • Oversight and approval of leases, lease proposals, lease documents, and communication to tenant/leasing representative, and all contracts.
  • ProCalc assessment and submit with each lease proposal.
  • Approve all renewals in conjunction with client.
  • Route/authorize payments from client operating account. Follow up on all accounts receivables.
  • Oversee the vendor bidding process and review all contracts. Manage vendor relationships and performance with Property and Facilities Managers.
  • Communicate regularly with clients, tenants, and internal staff.
  • Ongoing review of policy and procedure with ongoing revisions to achieve and maintain best in class status.
  • Proactive approach to investment objectives. Communicate ideas and insights to drive bottom line profitability.
  • Direct clients to other Martin service lines should the need arise: i.e., Brokerage, Property
  • Development, Investment and Corporate Services.
  • All other tasks related to the assigned portfolio and company objectives. 

Business Development:

  • Lead new business development initiatives by identifying growth opportunities for future expansion.
  • Create and implement new business development process to include proactive marketing, relationship cultivation, and active sales outreach.
  • Work with internal teams to close acquisition opportunities.
  • Work closely with internal leasing associates and accounting team to maximize communication, enhance policy and procedures and drive revenue development.
  • Develop, plan and implement annual budget and key business line goals.

Minimum Job Requirements:

  • Bachelor’s degree. 

  • Minimum 7 years’ commercial real estate industry experience, 3 years in leadership/employee 
oversight role. 

  • Strong experience in commercial property management and lease administration. 

  • Real Estate License and/or Commercial Property Management designation preferred (CPM).
  • Track record of effectively managing, improving and growing property management business. 

  • Excellent communication, negotiation, and interpersonal skills. 

  • Proficient in Yardi property management software preferred. 

Travel Requirements:

  • Due to the nature of the position, Director of Property Management will work on-site in East Lansing office. This role is expected to spend a portion of the week in the marketplace driving new business development. 

Physical Requirements:

  • Those activities associated with general office work including but not limited to sitting, walking, standing, talking or hearing, for long periods of time. Using hands to write, key, handle, or feel objects, tools, or controls. Other activities include reaching, stooping, kneeling, crawling, crouching, pushing, pulling and lifting.
