Overview
Responsibilities
- Reviews Maintenance work orders and assigns priority.
- Completes work orders in a timely manner.
- Procures supplies and small equipment as needed to ensure prompt and efficient maintenance and grounds upkeep.
- Monitors work to ensure quality.
- Assists in periodic reviews of condition of buildings and grounds to identify emerging needs.
- Maintains the budget.
- Determines by regular inspection the repair and maintenance work necessary to prevent breakdowns and major overhauls. Recommends when equipment should be shut down for major overhauls. Plans sequence of operations and methods to use when making repairs, replacements, mechanical alterations, and overhauls, following trade practice and manufacturer’s specifications.
- Repairs and installs pumps and motors. Checks and calibrates systems after installations and makes necessary changes, adjustments and modifications to obtain desired results, using blueprints, sketches, and manufacturer’s specifications and manuals to obtain location and details.
- Makes operating adjustments as required. Checks and replaces thermostats. Maintains log of gauge readings and other operating data and periodically takes temperature and humidity readings in given areas. Utilizes hand tools and air measuring devices such as thermometers, manometers, and draft gauges.
- Completes grounds keeping, snow removal, water treatment and wastewater treatment, and security as directed.
- Follows all established policies and procedures including infection control, Universal Precautions, safety regulations, personnel policies, etc., to assure that quality resident care is maintained.
- Develops and maintains a good working relationship with supervisors of other departments, as well as with other staff.
- Chairs safety committee. Reports all accidents/incidents and hazardous conditions and equipment.
Qualifications

Education: High School Diploma or GED.

Licensure/Certification: Valid Indiana Driver’s License and prefer chemical application license.

Experience: Knowledge of building construction, plumbing, electrical wiring, vehicle and equipment repair, painting and grounds keeping.

Skills: Must be detailed oriented and have excellent literacy and writing, documentation, communications and interpersonal abilities. Must be able to use tools and equipment required. Must be able to read and understand blueprints.
