Realty Income is looking for a Research Analyst who will be responsible for assisting with the credit analysis of prospective and existing tenants, while also performing real estate analysis for new transactions.
What you will be working on:
Credit Research
- Monitor and review tenants’ credit to minimize adverse credit events/portfolio losses. The analyst will be responsible for about 50+ tenants in 25 industries.
- Provides in-depth industry reports and presentations to Investment Committee.
- The Research Report outlines the financial condition of the prospective tenant, along with the analyst’s investment opinion on the transaction. This report plays an important part of the Investment Committee decision-making process

In this report, the focus is in several areas, specifically:
- Company overview.
- Corporate financial condition on a historical and present basis.
- Store level P&Ls, if available at this juncture, are analyzed.
- Pro forma projections are performed, specifically on a sensitivity basis, to assess cash flow, liquidity and debt service coverage.
- Industry and competition are discussed (including some industry-specific ratio comparisons, if available).
- Credit scores.
- Present and defend investment thesis: Communicate effectively, through both written and verbal communication, to support recommendations on various tenants and industries.
- Proactively monitor news flow from the department to keep senior executives appraised of all events or potential risks to RI’s portfolio.
- Complete a summary of tenants’ quarterly earnings releases.
What we need from you:
- B.S. or B.A. with an emphasis in finance, real estate, accounting, or other related field of study.
- 2+ year(s) of relevant work experience.

Real Estate and General Finance Knowledge such as:
- Basic understanding of both real estate and finance (Balance Sheet, Income Statement, Cash Flow Statement, etc.).
- Research industries and market trends.
The base salary for this role is in the range of $55,948 - $93,231. You may be eligible for an annual discretionary bonus and an annual discretionary stock award, (dependent on date of hire) to be discussed during the initial phone interview. Base salary and total compensation package determined by the candidate's experience, knowledge, education, skills, performance, and abilities, as well as internal equity, company performance, and alignment with market data.
