Contractor - Workplace Engineering Executive
Job Location - Bengaluru
We are seeking a highly organized and proactive individual to manage the MEP operations of our facilities. The ideal candidate will be responsible for ensuring the smooth functioning of mechanical, electrical, and plumbing systems, with a keen focus on critical infrastructure and energy efficiency initiatives.
Key Responsibilities:
1. Planning, Organizing, and Execution:
- Plan and organize MEP operations to ensure efficient functioning of mechanical, electrical, and plumbing systems within the facility.
- Ensure smooth execution of maintenance and operational tasks to minimize downtime.
2. Monitoring Critical Infrastructure:
- Monitor critical infrastructure such as IT server rooms, UPS rooms, communication rooms, etc., to ensure continuous uptime and reliability.
3. Implementation of SOPs and Processes: - Implement and track Standard Operating Procedures (SOPs), checklists, and processes for effective monitoring and maintenance of MEP systems.
4. Preventive Maintenance Management:
- Manage and track preventive maintenance activities for equipment based on a 52-week PM calendar.
- Ensure schedules are adhered to and maintenance is conducted as per requirements.
5. Management of Technical Service Providers:
- Oversee and manage an extended team of technical service providers to ensure efficient service delivery at all sites.
6. Energy Optimization Initiatives:
- Recommend and drive initiatives for energy optimization and cost savings related to MEP systems.
7. Incident Management and Reporting:
- Conduct Root Cause Analysis (RCA) for all incidents related to MEP systems and submit timely Management Information System (MIS) reports.
8. AMC Coordination:
- Coordinate all Annual Maintenance Contract (AMC) requirements and renewals before expiry to ensure uninterrupted service.
9. Vendor Management:
- Track, measure, report, and evaluate vendor performance related to MEP services.
- Coordinate with vendor teams to ensure timely closure of infrastructure requirements.
10. MEP Helpdesk Management:
- Track and ensure timely closure of MEP helpdesk tickets raised by users or stakeholders.
11. Systems Monitoring:
- Monitor and ensure effective functionality of Fire Alarm and Protection Systems (FAPA), access control systems, and other related systems.
12. Inventory and Consumables Management:
- Maintain controls over MEP consumables inventory and ensure timely indents to meet operational needs.
13. Relationship Management:
- Coordinate and maintain relationships with the landlord team for updates on the functionality of electrical and mechanical high-side equipment.
Qualifications and Skills:
• Diploma/Bachelor’s degree in Mechanical or Electrical Engineering, or a related field.
• Proven experience in managing MEP operations, preferably in a facility management or similar environment with project transitions.
• Strong technical knowledge of MEP systems and equipment.
• Excellent organizational and leadership skills.
• Ability to manage multiple priorities and stakeholders effectively.
• Strong analytical and problem-solving abilities.
• Good communication and interpersonal skills.
