We are looking for a Construction Manager, ideally based in either California, Illinois, Texas, or Colorado, who will work closely with the development team to manage construction with the goal of bringing projects in on time and within budget. The Construction Manager will be in charge of project schedules and budgets for assigned New Restaurant Openings and major renovations. They will be accountable for preserving and reducing cycle time and helping to reduce capital investment by working with Design, Real Estate, Procurement, and Contractor partners. The Construction Manager is responsible for managing the General Contractor, Owner Vendors, and internal cross-functional stakeholders—coordinating, expediting, facilitating, and resolving various construction-related issues as they arise.
Construction Phase:
- Lead bidding procedures and contract negotiations between Owner and General Contractor. Prepare bid documents and bid addendums as required. Provide final recommendations to Development Leadership prior to the contractor being signed.
- Coordinate Project status updates + inspections to ensure the project is constructed in accordance with the project documents. Prepare progress construction reports and maintain a digital photo library of construction activities.
- Review and maintain record of construction progress reports from the General Contractor to document schedule, manpower, RFI’s and change orders.
- Review and approve pay requests sent to the Owner for processing within 30 days, or as stated in the General Contractors contract.
- Oversee and coordinate required submittal reviews and construction document clarifications (RFIs) along with the approval of the Architect.
- Schedule and conduct construction progress meetings with the General Contractor to review the schedule, upcoming activities, clarifications, submittal status, and change orders. Provide an agenda and minutes for each meeting. Meetings will be bi-weekly or weekly as the project dictates and continue until the completion of construction and turnover.
- Provide regular monitoring of the approved estimate of design and construction costs and issue a monthly budget update.
- Confirm that the contractor or other consultants provide additional details of information if, and when, required for proper execution of the work.
- With assistance of the Owner and Design Team, monitor the work of the General Contractor and or other vendors to guard against defect and deficiencies in the work and/or services being provided without duplicating or assuming any of the General Contractors customary, contractual or legal responsibilities.
Development + Design Phase:
- This phase of a project will include site investigations, verifying programs and test fits, review design development drawings and develop an overall project schedule and budget. During this phase the Project Manager shall complete the following tasks:
- Participate in site negotiations and development for products and materials needed for construction
- Provide updates to Development Dashboard outlining schedule of individual projects and pipeline milestones
- Support resourcing for site investigation, due diligence on approved sites.
- Review test fits and provide necessary recommendations to address challenges pertaining to schedule and budget.
- Implement methods and procedures to minimize risks and delays during design and construction phases.
- Assist in reviewing and approving site specific Design Development and Construction Documents (90% review Set).
Closeout (CM):
- Coordinate and verify inspection punch list at substantial completion. Coordinate corrections with the General Contractor and the Owner. Verify project completion and clean up by Contractor. Schedule and conduct a final walk-thru with the General Contractor and Owner prior to recommendation of acceptance.
- Require record drawings be provided by the General Contractor. Review and verify the record drawings are complete.
- Obtain and verify Contractors Affidavit, warranties, and all lien releases from the General Contractor. Recommend final payment in the form of releasing the retention money.
- Provide a final close out package to the Owner along with all project files, manuals, warranties and lien releases including items needed for the release of Tenant Improvement monies from the Landlord.
Minimum Qualifications:
- High School diploma or GED
- 5 + years construction experience with multi unit restaurant experience
- Supervisory experience preferred
- Ability to travel extensively and as required
- Knowledgeable and ability to use a PC to access common programs related to job function. This includes Excel, Word, Workflow, and various reporting databases.
