POSITION PURPOSE:
Responsible for the daily operation, maintenance, preventative maintenance and repairs of building’s plumbing, electrical, HVAC and all other building systems. Must have working knowledge of all building mechanical, electrical, HVAC, plumbing, life safety, and fire protection systems to ensure proper operations and be able to act upon any conditions that are out of the ordinary.
RESPONSIBILITIES:
- Inspect building, grounds and equipment for unsafe or malfunctioning conditions and complete necessary repairs to make safe or make safe and report to Property Management to engage outside contractors
- Conduct, schedule and manage periodic general preventative maintenance on the mechanical, electrical, HVAC, and plumbing systems. This involves normal lubrication, adjustment, cleaning, replacement of consumable parts (such as filters, indicator lights, etc.), and periodic testing of the equipment. These systems include, but are not limited to; air handling units, re-circulating air systems, water pumping systems, cooling plant and its associated mechanics and all plumbing system components.
- Assist with installation and modification of building equipment systems.
- Respond quickly to emergency situations.
- Perform and/or oversee electrical and plumbing repair and troubleshooting.
- Perform and/or oversee mechanical projects
- Perform all assigned work so as to ensure the safety of the building's tenants and the continuous operation of the site.
- Prioritize service calls and follow-up upon completion.
- Troubleshoot, evaluate and recommend equipment/service upgrades
- Coordinate maintenance efforts with outside contractors and technicians when work cannot be performed in-house. Coordinate contractor, tenant and management approvals for work orders that require the use of an outside contractor.
- Coordinate with Property Management with the move-in/out process, ensuring spaces are tour-ready and ready for occupancy at all times.
- Orders parts and supplies as required, and maintain stock and inventory control.
- Work with Vice President of Engineering and Property Manager in planning and controlling annual and capital budgets by recommending and opportunities to reduce operating expenses.
- Be responsive to tenant complaints in the areas of safety, plumbing, mechanical, electrical and environmental needs through both personal contact and work order systems.
- Be familiar with and conform to all written operating procedures associated with site.
- Ensure the cleanliness and appearance of all work areas.
- Perform other duties as assigned.
- Maintain a professional appearance and manner at all times, keep calm demeanor in emergency situations and acts as a team member with all staff.
- Manage, schedule, direct and oversee a staff of 1 to 10. (Engineers, Maintenance Technicians, Porters, etc.) Including controlling and minimizing overtime.
- Complete assignments and paperwork in a timely manner.
- Familiarity with OSHA, Life Safety, NFPA, and NEC codes
- Ensure property is current and compliant with all CIM ESG Standards (Energy Star, LEED, Fitwell, etc.)
EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.)
- Minimum of five (5) years of experience in building operations, engineering and equipment and systems maintenance
- Ability to handle multiple projects and make decisions
- Knowledge and understanding of blueprints
- Strong customer service, communication and computer skills inclusive of payroll reporting
- High School Diploma or Equivalent
- Comprehensive training and certifications in HVAC and Operating Engineering Technologies and/or equivalent job-related training and experience

Actual base salary considers several factors including but not limited to geography, job-related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required.
