We are seeking a highly skilled and experienced Building Engineer to manage and maintain the mechanical, electrical, and plumbing systems of a commercial or residential property. The ideal candidate will ensure that all building systems are functioning efficiently, address any maintenance issues promptly, and provide technical expertise to maintain the safety and comfort of the property. This role requires in-depth knowledge of building operations, strong problem-solving skills, and the ability to work independently.
The pay listed is the hourly range or the hourly rate for this position. A specific offer will vary based on the applicant’s experience, skills, abilities, geographic location, and alignment with market data.

Key Responsibilities:

System Maintenance: Oversee the operation and maintenance of all building systems, including HVAC, electrical, plumbing, and fire safety systems, ensuring they function efficiently and reliably.

Preventive Maintenance: Develop and implement preventive maintenance schedules to minimize downtime and extend the life of building systems and equipment.

Troubleshooting and Repairs: Diagnose and repair issues with building systems and equipment, responding quickly to emergencies and minimizing disruptions to building operations.

Energy Management: Monitor and manage energy consumption to ensure efficient operation of all systems and identify opportunities for energy savings.

Compliance and Safety: Ensure that all building systems comply with local, state, and federal regulations, including safety and environmental standards. Maintain accurate records of inspections, repairs, and maintenance activities.

Vendor Management: Coordinate with external contractors and vendors for specialized maintenance, repairs, and inspections, ensuring that all work is completed to the required standards.

Building Inspections: Conduct regular inspections of the building's mechanical rooms, equipment, and systems to identify potential issues and address them proactively.

Project Management: Assist with or lead building improvement projects, including system upgrades, renovations, and other capital improvements, ensuring projects are completed on time and within budget.

Documentation: Maintain detailed records of maintenance activities, equipment logs, work orders, and system performance data.

Resident and Tenant Interaction: Address concerns or issues raised by residents, tenants, or property management, providing professional and courteous service.

Emergency Response: Be available to respond to after-hours emergencies, ensuring that critical issues are resolved promptly
Qualifications:

Education: High school diploma or equivalent required; an associate’s degree or technical certification in HVAC, electrical, plumbing, or a related field is preferred.

Experience: Minimum of 3-5 years of experience in building maintenance or engineering, with a strong background in managing HVAC, electrical, plumbing, and other building systems.

Technical Skills: In-depth knowledge of building systems, including HVAC, electrical, plumbing, fire safety, and energy management systems. Proficient in reading and interpreting blueprints, schematics, and technical manuals.

Problem-Solving: Strong troubleshooting and diagnostic skills, with the ability to identify and resolve complex issues quickly.

Communication: Effective verbal and written communication skills, with the ability to interact professionally with tenants, management, and contractors.

Certifications: Relevant certifications, such as HVAC certification, Universal EPA Certification, or a Building Operator Certification (BOC), are highly desirable.

Physical Requirements: Ability to perform physically demanding tasks, including climbing ladders, lifting heavy objects, and working in confined spaces.
