POSITION PURPOSE:
Provide operational and analytical support to our multifamily/commercial portfolio in addition to leading projects in the effort to maximize profitability in accordance with business plans. Improve operational systems, processes, and policies in support of CIM mission -- specifically, support better management reporting, information flow and budgeting process & planning.

RESPONSIBILITIES:

  • Support and analyze the multifamily and commercial portfolio operational systems, processes and policies in support of CIM mission. (10%)  
  • Assist with streamlining multifamily and commercial portfolio reporting for upper management. (10%)
  • Provide acquisition assistance in due diligence process for assets, including review of financials and operational assumptions to ensure proper transition into the portfolio.  (5%) 
  • Complete the Underwriting Budget mapping to Yardi GL accounts for all new acquisitions. (10%)
  • Provide support to all VP’s and Directors and enforcement of Standard Operating Procedures as it relates to property budgeting. (5%)
  • Recommend and implement best practice processes and strategies that will allow company to successfully achieve its growth objectives. (5%)
  • Project management and Implementation as needed by the business. (10%)
  • Facilitate, test, and improve the yearly budgeting process for property management. (10%)
  • Provide training and support for property budgets. (15%)
  • Collaborate with FP&A on the yearly budgeting process as it relates to Property Management. (5%)
  • Assist Leasing Analytics with tenant credit processes. (10%)
  • Assist with Commercial Leasing software support. (5%)

Non-Essential Functions

  • Travel as required for site visit and meetings.
  • Serve as a liaison for all our 3rd Party Managers and between our U.S. and Mexico portfolios, as needed.
  • Ensures all internal users within the environment have the appropriate understanding required to perform operational tasks in accordance with property budgeting policies, including relevant compliance requirements.
  • Identifies process and system improvements and makes recommendations for implementation of solutions that will increase efficiencies and performance satisfaction.
  • Monitor 3rd Party Management processes to ensure CIM requirements for property budgets are met (according to the PMA).
  • Review operational performance, make recommendations to VP for improvements.
  • Review monthly, quarterly, and annual budget variance reports, identifying and presenting areas of concern and potential areas of improvement in revenue to senior management. 

EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.)

  • Bachelor’s degree /or a minimum of 3 years' experience in real estate management and analytics.
  • Experience with policies and procedures related to the efficient and effective running of a property management office.

  • Ability to read, analyze and interpret lease agreements, financial reports and/or legal documents.
  • Ability to respond to common inquiries from other team members.

  • MATHEMATICAL SKILL REQUIREMENTS:
  • Ability to add, subtract, multiply and divide.
  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference and volume.
  • Ability to calculate monthly and year to date financial variances.

  • REASONING SKILL REQUIREMENTS:
  • Ability to apply common-sense understanding to carry out instructions.
  • Ability to solve practical problems.
  • Ability to define problems, collect data, establish facts and draw valid conclusions.

  • TECHNICAL SKILL REQUIREMENTS:
  • MS Office including Excel, Word, PowerPoint, Outlook 
  • Advanced knowledge of Yardi and similar software applications.

Actual base salary considers several factors including but not limited to geography, job-related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required.
