Synergy, a leading commercial real estate firm with over 8 million square feet under management, seeks a full-time Assistant Construction Project Manager to support our team in managing large scale construction projects throughout our portfolio. The Assistant Project Manager’s responsibilities include assisting in pre-construction planning, on-site documentation and direction and close out activities, pertaining to the execution of building repositioning, tenant improvements and capital projects. This work will be done in accordance with company policies, project documents and governmental regulations.

Essential Duties & Responsibilities
- Assist in the oversight and inspection of all phases of project construction including estimating, pre-bid qualification, bidding, negotiation, award, contract management, scheduling, project cost tracking, and close out document completion.
- Works closely with our tenants to deliver quality improvements to office and retail space for their use including coordination of tenant systems and FF&E. Services must be delivered in an efficient, cost effective and seamless manner minimizing the impact and disruption to tenants. On time delivery is critical.
- Effectively works with tenants, leasing agents, property managers, building engineers, security, senior management, accountants, contractors, vendors, inspectors, and others in systematic way and effectively communicating and coordinating all projects.
- Assisting the construction team by providing direction (verbal and written) to all contractors, and service providers. Interprets specifications and policies to vendors and/or subcontractors and maintains commitment to highest on-site safety and quality standards. Analyzes and resolves project problems.
- Assist in the maintenance and development of a network of service providers in order to grow bid pool of vendors qualified for project participation.
- Maintain consistent follow-up on outstanding issues and has ability to properly close out projects and tasks.
- Assist in the preparation of monthly and quarterly project financial reporting.
- Read and understand construction drawings and specifications.
- Assist in the administration of construction permits and approvals with all agencies to ensure compliance with codes and regulations.
- Read and understand complex instructions and effectively present information to customers, clients, and leadership.
- Performs other related duties and assignments as required.
