Analyst, Portfolio Oversight

POSITION PURPOSE:
Support the Portfolio Oversight team for CIM’s opportunistic funds.  CIM’s Portfolio Oversight function leads coordinated efforts among internal teams to optimize the composition of CIM’s funds, maximize the value of its investments to drive fund performance, and communicate fund performance to investors and prospects.
 

ESSENTIAL FUNCTIONS:

  • The candidate will be tasked with managing a workload which includes both individual responsibilities and collaborative assignments focused on the following areas:

  • Portfolio Oversight – Act as subject matter expert on the strategy and underlying investments to ensure decisions regarding individual assets are made with an eye towards the impact on the portfolio as a whole
  • Investment pipeline – Assist in maintaining up to date knowledge and understanding of potential acquisitions
  • Portfolio Composition Review – Work with Investments and Financial Planning & Analysis to assist in the development of hold/sell recommendations on individual assets within the portfolio.
  • Portfolio capitalization analysis – Assist in the development of presentations and materials relating to fund-level capital events
  • Portfolio and asset-level leverage analysis – Analysis and support for decisions relating to leverage & lending spi
  • Portfolio modeling – Work with Financial Planning & Analysis to manipulate financial models to determine impacts of different asset underwriting scenarios on portfolio performance and liquidity.

  • Asset Management – Work closely with relevant internal teams to oversee and monitor the overall performance of all assets in the portfolio
  • Track progress of each investment against its business plan and updated budget
  • Collaborate with relevant CIM departments to make recommendations for asset-level decisions, including leasing, property management, capex, development, and construction
  • Hold various internal groups across CIM accountable for delivering against stated business plan objectives
  • Opine, review, and present annual budgets and business plans
  • Review and comment on quarterly third-party appraisals
  • Assist in the compilation of detailed, regular and ad hoc updates to investors and internal stakeholders. Be held accountable for timely and accurate deliverables.

  • Reporting & Fundraising – Meet the needs of existing and prospective partners and co-investors to support our portfolio’s activities by acting as subject matter expert on the strategy, composition and performance of the Fund
  • Market research
  • Recurring fund-level reporting to Investor and Consultant (quarterly update books with fund stats, detailed and qualitative update letters, webinar material, etc.)
  • Recurring deal-specific reporting to co-investors (quarterly status update and variance analysis, etc.)
  • Assisting in the development of presentations and materials to support marketing and due diligence efforts (Flipbook, Annual and Quarterly reports, DDQ, Case Studies, Track Record, etc.)
  • Partner and Co-investor meetings, calls, tours, and related meeting materials
  • On-site and off-site due diligence meetings
  • Continuous improvement of service offering

EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.)

  • 1-2 Years’ prior experience in Real Estate, Investment Banking, Financial Services or related field

COMMUNICATION SKILL REQUIREMENTS:

  • Ability to respond clearly and concisely to the most sensitive inquiries in written and verbal format to a wide range of audiences.
  • Ability to effectively interact with both internal and external parties on complicated topics and sensitive matters

MATHEMATICAL SKILL REQUIREMENTS:

  • Ability to calculate, analyze, and explain real estate related return metrics and other variables
  • Ability to comprehend and analyze general economic data and statistics

REASONING SKILL REQUIREMENTS:

  • Ability to define problems, collect data, establish facts and draw valid conclusions

TECHNICAL SKILL REQUIREMENTS:

  • Demonstrated competence with Microsoft Office including Outlook, Excel, PowerPoint and Word
  •  Argus knowledge is not required but a plus.
  • Demonstrated experience with financial modeling
  • Familiarity with financial statements, including income statement, balance sheet, and cash flow statement

  • Portfolio and asset level performance
  • Support of fundraising efforts
  • Level of attention to detail
  • Consistency and quality of content
  • Depth of subject-matter knowledge

TRAVEL REQUIREMENTS:

  • Must be willing to travel up to 15% of the time, both domestically and internationally

Actual base salary considers several factors including but not limited to geography, job-related knowledge, experience, and budget. The anticipated base salary range for the position in Los Angeles is $90,000 - $120,000.
